    Thanks Louise,

Very much appreciated. We'll get the cavities and the lofts done very well and all pretty inexpensively if my grand insulation plan comes off as well as I expect. I can't imagine the EPC reports are in massive demand. The ones I've read certainly wouldn't make any bestseller list!!

    Cheers,

I read an article that said a landlord with a property in the lower EPC bands, F and G, will have to improve the energy performance of property to a higher band. I don't know when this change in legislation will come into effect but you may want to consider taking advantage of the energy efficiency grants, like cavity wall and loft insulation, while they are still available.
I reread the article today and it was specifically about non-domestic properties. I thought I should clear this up for other domestic landlords who read your thread.

    Thanks Peonie,

We saw one last night that has a horror report on it (G20) but it actually isn't that bad at all once you get inside. They've actually put in electric heating (it was reported as coal fuelled!) so it's doubtless nowhere near the 20 mark at all. We'll find out when we get it properly surveyed. It's the funniest house we've seen but pretty cool for all that. Once we've bought these places officially, I'll stick up a few pictures to let people see what we've gotten ourselves into!!

    Cheers,

    Hi TYO,

It's definitely all go. Company 3 is properly on the back burner just now as a couple of Consultancy gigs have come in and juggling everything is really taking a toll. The employability piece is a slower burner with massive potential but will need the most work (initial and ongoing) from me to take care of it. Missing my target is a minor annoyance but it's not as if we've wasted the money so it's no great hardship. I count it as my penance for not going with an offset 4 years ago. The flipside is that decision probably saved us somewhere in the region of £4,000 over the last 18 months of the mortgage so I can't and won't complain! Won't slow me down even a wee bit though. Christmas shopping was all done and dusted in August and is now all wrapped and we're midway through handing all the stuff out. Saturday and Sunday will be extremely busy! Hope you're well.

    Cheers,

    Billy

    Molo Froggy,

We call it black affronted up this way! Either that or a "right beamer"! All in all though, I am, for once, happy to admit to the failure with a nod to the greater good! Moyra informed me last week that her pay will be down a day as she was apparently on strike last month - I thought they had closed all the schools because of the strike threat so she wasn't at all popular. That's grounds for dismissal from the big house...speaking of which, we've away and had it built in digital 3D. The exterior is complete and the interior is coming on at a rate. It's looking about the coolest thing the world has ever seen. We'll get pics up as soon as it's ready for public consumption. The guy put a wee man (worryingly, a naked wee man!) in front of the house to show the scale and it's a bit of a monster!

    Cheers,

    Hi Billy,

Delurking from your fascinating thread for a moment. You're probably aware of this due to your day job but do remember that Moyra will need to buy back her pension for the day that she was on strike to ensure continuous service in superann. Best for her to speak to her HR department about it.

Probably just stated the obvious so back to my lurk pad ...

    All the best,
    Spigs

I too am delurking to respond. DH has been told that it won't take effect until his February pay which should even itself out due to the leap year. Yes she will still be down a pay day but it is not so bad!

    Thanks Spiggle / ajmoney,

I wasn't aware. It's been a long while since I dealt with any unions and I've never had the pleasure of dealing with any strike action or subsequent fallout so this was a new one to me. As it turns out, her pay wasn't affected this month but she's been well warned not to go along with any more nonsense strikes down the line!

    Cheers,
