What do you think of Morden area?

Anywhere in London that has a tube station is extremely desirable - the only reason a place with a tube station is cheap would be because many looking choose not to live there.
I would recommend looking on the SE side as what it lacks for in tube services it makes up for with some very good overground trains and lots of buses. And cheaper, on the whole. And not so grim as Morden.

**tho the new east london line extension has opened up the SE a bit, still regard it not as nice/green as some of the areas previously suggested near wimbledon/the SW but the SE probably still 'a little' nicer than Morden.

For quality of life or affordability I'd give Wallington a look-over; good shops (and not too far from Croydon megastore land) and some very good state schools, 3-bed houses with gardens within 200-300k range, zone 5 train to London (Victoria/London Bridge). Fast buses to Heathrow, Kingston and Croydon. OK there's no nightbus or nightlife but it's a leafy burb without much crime and might tick a lot of your boxes. I'm not an estate agent - I just know people that have moved there and never wanted to leave.

Again Wallington has it's undesirable areas, trust me I know having lived here for almost 17yrs. Never want to leave?? Well once the kids finish schooling we'll be off, never to return.

But i accept there are some nice areas here as there are in Morden, it's also got good transport links both public and private. Oh and the fast buses to Kingston aren't fast during rush hour when they have to get thru the nightmare of Worcester park traffic scheme!!!

OP whereever you choose you'll get some people saying it's ok and others who think it awful. Best advice is go and look and see for youself, not the easiest option, BUT at least you'll know if it's anarea you can live in even tho Joe Bloggs said it's awful... one mans pleasure is another mans poison etc etc

Morden covers a very large area - some parts are horrible and other parts are really nice. It's the same with Croydon - that covers a huge area too. West Croydon is a total dump, while parts of south Croydon are gorgeous. Sutton is the same - some parts are a dump and some parts are lovely.

Which road in Morden are you thinking of?

OP Shelldean has a point - all transport thorough Worcester Park slows to a snail's pace with the current roadworks (and it was never great before). Central Road's currently one of the worst bottlenecks in SW London, so I wouldn't be tempted to suggest that area even thougfh the location and property and schools are good.

Nonetheless you've got to visit the area you want to buy in - I spent a week scouting out our new place before we made an offer.

By the way if New Malden was a few quid cheaper I'd recommend you look there - very good schools and shopping, great transport (fast trains running to 1.30 AM), very leafy and spacious; has a village-y feel to it. Hard to believe it's nearer London than Kingston is.

Worcester Park has had that traffic problem since the 80's when i was trying to get from Worcester park to high school in New Malden, but like you say it has got worse in recent yrs due to new development the Hamptons. But ok if you know the back doubles:)
Talking of New Malden... was about Old Malden? Nice area but no idea on the prices. Got W/Pk or Malden Manor stations nearby or quick bus ride ( not so bad trffic that side of W/Pk) into New malden??

Breadlinenetty, we haven't looked at anything in Morden yet. From our research a couple of days ago, we know the road names start with A-C are more expensive compared to those start with L-N. We think it's because those A-C are closer to tube. Do you know the area well?

We found something we like a month ago in Sutton but we didn't get it. So we are now back to house hunting and willing to look at all area.

Zargubov & Shelldean, we like both Old & New Malden areas but they are a bit out of our price range. :-(
