Hi,
We just would like to know what people think of Morden in south london.
Is there any particular area that should be avoided to buy?
Thank you.

I was born and brought up there,40 years ago it was ok but now it sucks.Lower Morden is OKtim and why does this board strip out my new lines?0

Its a horrible place. I lived in Lower Morden for five years, moved out six years ago. Its full of drug dealing scobes, horrible pubs ( the Beverley was my local, worst pub ever with broken glass and regular knife fights - -there are bouncers during the day!). Some proper old school gansters live there too. I wouldn't move there again for a million quid.0

Rats - So far the only place I've seen rats in the daytime. Other places I've seen mice but this was a large rat.I'm not cynical I'm realistic

Thank you all.
May be that's why it's cheaper in Morden.
Does the area get better once you're close to Wimbledon's end?0 -
I live just a couple of miles away from Morden and pass through on most days to catch the tube to work. In my opinion the area has improved quite a bit over the past 5 years or so, and it is one of my targeted areas for buying a BTL within the next few months.
I don't think that prices in Morden are (relatively speaking) notably "cheap", though Sth Wimbledon (near the tube) and Colliers Wood - both of which are more expensive - would possibly appeal more to many people. Same goes for Cheam and Worcester Park, both of which are a little further out.
The scruffiness of the strip of shops adjacent to Morden Underground station probably contributes to the area's bad rep.
I'm not sure what you are looking to buy/rent...but, notwithstanding some shabby areas in Morden, there are also some extremely nice homes there.
Don't write the area off...it is worth a look.0 -
Thanks, Nukumai.
We are looking to buy and planning to live in that property for at least 5 years. We were looking around Wimbledon area and it is out of our budget..:)
So we started looking nearby area and noticed Morden is only 10 minutes bus journey away from Wimbledon and also has underground station. And of course it is a lot cheaper than Wimbledon.0 -

K and N : my advice then, for what it is worth, is to have a scout around the general Morden area. The scruffier areas are self-evident...but there are some nice areas too.
If you don't know the area at all, consider having a look around Cheam (with Nonsuch Park being a highlight) or Sutton. Both are only a brief drive/bus ride from Morden, as well as being a similarly brief journey south to the Surrey countryside. Best of both worlds, and much more choice in terms of available properties and price-ranges.0 -
I regard Morden as a bit of a dump and thats comming from someone living in Croydon. As per the other posters I don;t think Morden will prove cheap enough to offset the area being so noticably rough around the edges.
Wimbledon will be nicer and very accessible but obviously you'll pay for that. close to Morden the likes of Cheam, Wallington, Sutton, Carshalton, Wrocester Park I think will prove more 'pleasant' to live in but have slightly more convoluted transport links. Depending on where you have to commute to perhaps even consider looking around Croydon -better facilities in its town centre and East Croydon has very fast links into central London, Clapham Junction and Gatwick airport.... don't go north of the town center tho as it quickly gets very rough.0 -

I worked in a branch office of a firm of solicitors in London Road backing onto the railway line up to the tube carriage depot from 1972-74 and was glad to get out and come down to Southampton where I've lived ever since. I wouldn't go back to live there.RICHARD WEBSTER
As a retired conveyancing solicitor I believe the information given in the post to be useful assuming any properties concerned are in England/Wales but I accept no liability for it.0
