    Very disappointed with ebay 23 items listed only 3 sold so £33 for OP.

    I've relisted some and others will charity shop. Think as it was free to insert I put some quite high starting bids - so I'll be lowering those.

    Up to 50075 on dooyoo need to wait for some pending credits about 5000 then can request my £50, not bad to say I started on the 11/3. So it's taken about a month.

    A house on the same street as my btl has gone under offer at £209,000 (was only on 4 weeks) can't wait for it to show on rightmove what it has actually sold for. Last two went for £191,000 and £181,000 then mine peak of market £185,000 in 2007. There's only 30 houses so no others have sold. They are identical Victorian terraces.

    Got me thinking about what ltv I could have. Due to remortgage next year on main home, currently on SVR on btl.

    Rang halifax for an idea. All they seem to do is take the last selling price on the road.

    They would remortgage my btl based on £185000 (it's currently with bradford and bingley.) Outstanding mortgage £136000
    Our main home they reckon £160,000 - Outstanding mortgage £123000

    Current LTV - BTL - 73.51%
    Main home - 76.88%

    I'm only paying 2% for my BTL as I'm on a good SVR so I was hoping to switch to interest only to drop my payments to have more to pay off my main home which is 5.99%. Bradford and bingley wouldn't let me, oh well. :mad:

    Main aim is really to try and get both properties at 70/75% ltv for next years remortgaging.

    Well having spent the day number crunching we need to knock an extra £6000 off our mortgage before Nov 2012 to put us in the magical 70% ltv club.

    Looking at the rates, and speaking to halifax, think we are going to be stuck with them as we owe an eye watering 6x Oh salary for mortgage - they would be able to transfer us onto a rate of 3.19 if we were in a position to remortgage.

    I know that rates will be different in 18 months time etc - but at 75% they can only currently offer us 4.19 so shows that getting below 70% could bring us much more preferential rates.

    Especially when I do think rates will be rising then. We are currently on a 10 year fix, no tie ins after 5 (so if we can't better 5.99% we will stick with what we are on).

    Time to keep overpaying:j

    Just spent 3 1/2 hours listing 30 items on ebay.

    Very sad (went out with Oh last night, had a heart to heart, me saying I'd like another child, him saying not yet. Anyway the verdict was let's get rid of all the baby stuff.)

    So I've been ebaying in ernest tonight.

    All the first size stuff we have used with both girlies - we have decided that we will have another child when DD1 starts school 2013 (we'll be 28/29 then). So instead of storing everthing for ages, we are just keeping DD1s stuff for DD2 but once DD2 has finished with it - it is getting sold.

    We only keep good quality stuff, if it has marks, bobbles, rips, tears then I recycle it. Anything I'm sick of seeing I charity shop. Gutted that DD1s winter coat (was new in september) has gone all ripped around the cuffs so won't be able to save for DD2. I liked that coat as well. She can wear it til summer, then at least she has had a season out of it.

    OH reckons as it was all second hand to start with and we have used it for two kids we might as well get different if we are ever fortunate to have another.

    OH says we can't possibly have another girl (I didn't dare say I would like another girlie:rotfl:- as the pink obsession is all over all three bedrooms as it is, even ours has pink bedding):rotfl:

    Absolutely shattered been in the garden all day (cut down a tree) cleared the front out. Starting on some conifers tomorrow.) OH finally on board. Managed to destroy a brick raised bed today (was accidentally on purpose):rotfl:

    I like getting stuck in removed a stone fireplace (huge half wall effort) at 8 months pregnant with DD1. That was another accidentally on purpse (it just cracked - funny that as I had whacked it with a hammer)

    Ebay 3 items posted today.

    30 ending today (not sure whether to relist the non sellers or charity shop.) Think probs charity shop, I'm literally getting 99p after fees so not really worth the demanding buyers, worry that they won't arrive in post etc.

    Will decide when I assess what has/hasn't sold.

    Getting a landscaper around tomorrow, there's 7 trees that really need removing from garden. We are lucky in that we have a huge plot, unfortunately our house is built on a hill. 2 storey at front, 3 storey (underhouse store at back). Sloping garden to match. Currently a flat patch about 16x12 has been fenced off (by last owners) so kids just use that, but it seems stupid when garden all corner plot of it is 5 times that area not to make it useable, prettier, anything but the eyesore it currently is.

    We keep putting it off, not sure whether to create off road parking, taking up the cracked horrible concrete drive and replacing, whether to just turf it. Didn't know whether to build on it, so basically four years has rolled by with a horrible garden. Now the girlies are getting bigger it can't harm to know how much it would cost to improve.

    Booked four days away starting 1st of April - going to Hornsea.

    It'll be DD2s first hol she'll be 9 months. Really pleased:j

    Garden has been quoted at a huge £5000:eek::eek::eek:, getting a second quote tomorrow. Worth it long term, however, got my eye on remortgaging next year so would probably be better to put it off and overpay, try and get us onto a better rate.

    I have a feeling one of my ebay items has got lost in the post, as the buyer contacted me to ask whether I had posted it yet. She paid Sunday night, I posted Monday morning. So really she should have had it. Feel a refund coming on.:(

    Very disappointing as paypal balance was at £100 and was going to pay for our hol. It's things like this that put me off ebay:(
