No can't wait! Got a text this morning to say that the funds have been transferred from the bank!! Think it's going to be one of the slowest weekends ever!!

    How are you getting on?

    Yes I bet!! Excellent, congrats!!

We completed on the 21 April, however I think working on the house with CH installation and re-wire has been nearly as stressful as the buying process?! Haha! :rotfl:Nearly done now.

Lazer - depends on how long it takes for the agent to get in touch with the sellers. We waited a less than an hour for him to get back about our first offer and overnight for our second. Good luck!! :D

We exchanged and completed yesterday! Picked the keys up yesterday evening :) I now have more debt than I ever have had in my whole life and I own a small percentage of a house with no kitchen :rotfl: :rotfl: First job - unscrew the board over the letter box!

:rotfl::rotfl::rotfl: I was wondering which board to stalk next - I normally live on the OS board but ended up on the weddings board at the end of last year, got married in Feb (who needs time to plan a wedding anyway!)... then came here :) MFW here I come... :rotfl::rotfl:

Well done on your exchange and best of luck for your completion on Monday! We didn't know we were exchanging and completing yesterday (we had asked for it all to be done on the same day as house was vacant and we had no chain/pressure to move) - I was in a meeting and came back to a message on my phone that said they had the funds so would go ahead if we rang them back which OH did - we then had a call two hours later telling us to go get the keys :)

I handed my notice in to the letting agent this morning. I *really* enjoyed that. :D

    Good luck!

Depends if the estate agent is playing games or not! The estate agent that we were buying from were very good to use. Took about an hour to get back with yes or no answers!

I'd disagree a little, it also depends on the vendor. If they aren't getting back to you the next morning though then I'd chase them up. The vendor should be considering offers in the evening and getting back to the EA, assuming they aren't away.

Anybody actually finding it hard to find houses worth viewing?! We're about to start looking properly and out of a huge geographical area encompassing 3 local authority areas have only found 2 properties to view, perhaps a 3rd but not overly keen...am I being picky?!

howdy all, first EVER post in this part of the site....

me and my partner were looking for a 2 bed around bath as our first step onto the ladder, we have saved up a deposit and are racking up 1200 a month in savings, anyway... weve luckily found a house we love in bath itself.

so fingers crossed we can get it for a sensible figure. we can arrange a mortgage for upto 140k, the house is actually up for £169 (our deposit will bridge the gap) but we are putting in a cheeky low offer based on the past sale prices of houses on the street and the change in prices locally (as bath held out quite well during the crash)

So... Our first offer is £125. whilst its LOW it has been on the market for a year, and the houses around it (while not as nice and without a garage) are selling for 130-135 each.

Im a Commercial manager, Quantity surveyor and Accountant (had a busy few years of training) so am expecting this to settle around the 145-150 mark. which we would both be happy with...

Whats everyone else looking At? anything unusual?

Nah, same here...i looked for 6 months and there wasn't much. in the end I got lucky and a place i had missed out on became available again because the sale fell through.

in my area there are loads of sales falling through - i would say at least 40%...
