I've definitely been MIA these last couple of weeks, it's been so so stressful :( It's really good to hear your positive stories though - it's the only thing keeping me going !

Our buyers are champing at the bit to get an exchange done asap, but our onward chain has still to secure anywhere. We really don't want to have to go into rental as I look after my 92 year old Nan occasionally, so we'd have to get somewhere that would potentially suit her too - no top floor flats !

After 2 weeks of almost daily negotiations, our buyers have agreed to a completion date of mid-March, but with an almost immediate exchange date. It puts us in a potentially dodgy situation, as our mortgage agreement has now just run out, so we'd have to take the "risk" that we would get approved whilst being committed to moving out in March. Worst case scenario is that we move to rented until we CAN get a mortgage I guess, but that's just my overactive imagination playing games with me.

We also might end up renting anyway if our vendors don't get a move on. They really need to get somewhere within the next couple of weeks to make it feasible that our completion dates all tie up. More stress!!

  • Hi all,
Have been lurking for a while on this thread and must say it has helped enormously.

We had an offer on our house 2nd November and we have just exchanged today, completion next Friday. Our buyer wanted to be in quick so we just kept gently pushing our vendor, plus our solicitor has been excellent keeping me informed practically on a daily basis and keeping on top of everything.

Just need to get on with packing now :j

Wow, congrats! That all seems to have happened so quickly, am really pleased for you!

Perhaps you can help with my situation - we have a 'loose' exchange date of 7th Dec, with a 'loose' completion of 14th Dec. I say 'loose', as our sols haven't had any formal enquiries back from our buyer's solicitors as yet (although they only took the case on three weeks ago as our buyer's previous sols went bust, and I've been told on Weds that all searches came back at the beginning of this week).

We're good to go with our purchase, and the people at the top of the chain are also good to go.

So, my question is - do I chase our sols again today, to see if they've heard anything from the buyer's sols, or do I wait until Monday, and then if nothing, ask the EA to chase the buyer's sols?

Or do I just let the sols get on with their work, and not pester them today at all?

Thanks for advice in anticipation :D
  • Hi Emelia15,

Thanks it was very quick but our purchasers solicitor was pushing for early exchange as soon as they had the mortgage offer they wanted to complete asap so we didn't have that problem, but I would phone your solicitor see if they can hurry it along, mine kept me informed about what and when they received it, and if they hadn't got the paperwork, I would phone around to progress it, it seems to have worked as our solicitor only got the contracts from our vendors solicitor on Tuesday she rang yesterday to see if we were happy to go ahead, e mail 10.00 this morning to say exchanged, so they can do it.

So yes I would phone both the solicitor and the EA to push things along - Good Luck

That sounds terribly long, I'd be concerned too but then with new builds that could potentially happen so why are we so worried in other purchases?

Wow! Congratulations! That was fast work! My offer went in on 31 October and I am due to exchange on Monday! Just fingers crossed that it all happens as it's supposed to! (haha!)

yup, I know - they initially wanted 2 months as they needed to give notice to their landlord. However, we asked for an extra month to allow our (potential) vendors to find a place and to catch up with us. I really really don't want to rent then go on to our purchase - I have a 92 year old Nan that I look after occasionally & she's already fretting about learning the new home, I don't want to have to get her to learn two new places in the space of 6 months :(
