I use my own judgement and have known for a while that prices were falling.

That was on the Daily Mail site wasn't it? I think its a bit silly to look at it that way.
Just because there's a statistical decrease doesn't mean the particular house someone wants in a particular area is automatically going to be £6k cheaper.0 -
If people get into negative equity, the government will support them as opposed to people renting who can be just booted out of their homes.
I moved house 3 times in the 3 years waiting to buy a house.... each move cost me around 200-400 quid each time in doubling up rent and petrol/van hire etc.0 -
If they fell every month forever by 3.6%, it'd still take over 25 years before they're £1.0

And yes, I, and the person leaving the comment acknowledged what you are saying, hence using the word "average".
You can look to far into a simple comment to try and refute the fact prices have fallen.0 -

I'm not refuting anything. My point still stands though - just because prices have fallen according to a statistical measurement doesn't translate to additional bargaining power when someone actually comes to purchase a property.0 -
Reading between the lines, this statistical anomaly has more to do with geographical disparity and reduced lending due to the Halifax ceasing all interest only loans than it does with any property price falls.0
