Charging for house 'fittings' with sale

We have just received and accepted an offer on our house, 10% less than asking price, but that's how it goes.

Unsure what to ask for fittings though.

ie. conservatory blinds cost £995 in very good condition 5 yrs old, is £400 too much to ask?

Garden shed exc cond, £50

We are leaving other light fittings, venitian blinds, bathroom fittings as free.

What do you think?

  • Can you make use of these items if the buyers don't want to pay that much for them? Removing a shed could be quite an undertaking depending on size, and not much good if you won't have another conservatory to use the blinds in after you move...

    Firstly second hand goods aren't worth a lot.

    Secondly if you can take them with you then ask for that price and be prepared to take them.

    You are actually better of saying to the buyers you can have all these fixtures and fittings for £450 instead of breaking it down into charges for things. Expect them to haggle. Then mention that this item cost this much new and that cost that much. Also most buyers don't expect you to take the bathroom fittings as otherwise you need to fill in the holes.
    I'm not cynical I'm realistic :p

    Blinds seem to be double what they should be and shed is half the price it should be.

    when we accepted an offer on ours, our cooker was not included in the fixtures and fittings and I said it was dependent on whether we needed it or not. It turns we won't need it if all goes to plan and I was worried offering the potential buyer it for £150 would be asking too much (it's just over a year old and cost £550 new)

    I think expecting almost a 50% return for blinds that have been used by you for 5 years is a bit steep personally - we're including ours as part of the sale

    If I was the buyer I would be thinking £100 maximum for the blinds.

    I'd say Mckneff is spot on. £200 tops for the blinds but an already-built shed in excellent condition should be easily worth £100.

    I would have expected the vendor to take all their stuff with them. You would want to be careful your buyer doesn't think you're being cheeky and withdraw his offer for your house.

    Conservatory blinds are something that imo should be thrown in with the house.
    They're not going to fit anywhere else unless you spend years looking for a house with the same size conservatory.

    A shed - well you could give that away on freecycle about 10 times a day - so it has more value imo - but it's also a right pain to have to get moved.

    I'd just throw it all in with the house. If they said no you'd have a right pain moving stuff.
