Taking the information provided here at face value (which i would add anyone would be ...stupid for doing so as when people tell stories they are always one sided) then whats happened is pretty nasty.
He doesnt have a right to involve violence...
But reading between the lines the landlord looks to have been:
1. Witheld rent for a couple of months from both tenants and the guarntors (sp?) most likely not the first time had difficulty
2. Desperate to get back into property as (old fashionedly) someone agreed to pay him.. and they have reneged on this agreement (the OPs son and friend)... and unfortunately the way the legal system is set up at the moment and in this case he has little power to get his property back or rent monies owed in any sort of reasonable time frame (4-5 months +)
Reading between lines for Tenants:
1. Not paid rent...
2. Refused to answer door to landlord and probably other communications previously .. (why else would you ... have to bang loudly? unless someone who owed you money was trying to ignore you?)
3. Probably 'sexed up'/exaggerated slightly or alot the information we seen in this thread.
Basically take things with a pinch of salt, if whats true the landlord sounds stupid but desperate... and really is guilty of being owed money and being powerless to get said money
I dont condone what hes been doing but ultimately it sounds like from these rose tinted glasses that he has been severely messed around by BOTH tenants and BOTH gurantoors (sp?).
What he SHOULD have done was to take the gurantoors and tenants to court for monies owed joint and severely liable... which is what he still should do.
Regarding the aggressive behaviour he should put his business hat on and just sue gurantoors for missing rent (OP). I believe thats why you get guarntoors as the tenants are seem as risky tenants who are most likely going to try and screw you over for your rent money... basically good moral members of the society who value their commitments..... not.
But it would be interesting to see what happens at the end of this.

we have only heard 1 side of the story here, but still doesnt excuse the actions in any circumstances.
it sounds like this is a chump landlord who hasnt done things properly from day 1.
using the deposit for the first rent etc, not following the proper channels re non-payment.
he has got desperate and he's showing it.

The boys have never refused to answer the door to the LL, in fact they have waited in for him time and time again and he's not shown up.
He only communicates by mobile phone, mostly texts so they don't ignore communication, he's never written them a formal letter.
Believe me, if anything I've 'undersold' this whole experience.

I tried ringing the CAB all day yesterday but couldn't get through.
We're waiting for a Police visit this morning so after they've been we'll have to go and sit and wait at our local CAB and hopefully get an appointment pretty soon.
I'm also going to ring the local council private tenants people after the Police visit but that's all I can do as far as I know.
We're all just completely shaken and shocked at how this has happened.
I just wish I could make it all go away.0 -

You/your son owe this man money. He has a mortgage to pay what makes you think you have the right to mess him about like this?
Owing money doesn't mean you should be threated and abused.
