why do people buy new build homes?

  • I dont like old houses with their dodgy walls which arent straight, tiny doors, 100 year old plumbing, insulation as good as a coal shed, many have downstairs bathrooms (), rewiring costs, high ceilings you cant clean or paint, ill fitting windows / doors, dodgy roofing, damp amongst other things which cost a fortune to repair / replace.

The internal walls arent as soundproofed as older places but that's a fair price to pay to be honest. All my opinion of course ;)

Hmm, deposit paid for me sounds awesome :-)
I like the idea of a new build becuase it means I know what is going on with the house from day 1, no sneaky half-broken boilers or whatever left over, or rotten wood etc..

You can also get shoddy workmanship. I rented an 8 year old house and when it was built the plumber either didn't have or couldn't be bothered to go to van to get a certain size pipe and simply soldered wrong size on. 8 years on and it went and the house completely flooded.

It had some neighbours ripping up their floorboards.

When I thank a post in a thread I've not posted in,
it means that I agree with that post and have nothing further to add.

My home is 11 years old.

Reason for buying a new build:

    • House looked new and fresh and modern layout.
    • Master bedroom came with ensuite bathroom
    • Downstairs cloakroom standard
    • Utility room standard
    • Interior did not need doing.
    • Kitchen and bathrooms were modern and fully fitted.
    • Solid oak flooring throughout the ground floor came with the house.
    • Integral garage meant extra storage space.
    • Boilers, plumbing and electrics were all new.
    • Windows new standard double glazing.
    • Fully insulated loft and recently was have done cavity wall insulation (which I believe cannot be done in old houses - please correct me if I am wrong there).
    • Front drive tarmaced.
    • Rear garden not too big and not too small so easy to maintain for working family.
    • House was still under builder guarantee when we bought it.

Because they like shiny new things?

My younger sister does. She's a terrible snob. Would rather "buy" half a property on IO than rent ... (Forgetting she rents the other half)

Have to agree with you on soundproof of new homes - older homes are more soundproof wallwise although floors can be creaky with old floorboards.

my house was built in 1953, newish, but all probs have been ironed out. i would rather have a 50 year old house than either a brand new house or a really old house.

How do you think they test the plumbing installation?

I would rather older over newbuild any day. I use to build newbuilds and the dimension are a lot smaller, the build quality is oftern poor. If you are going for a newbuild you are better off with a smaller developer rather than a Barratts just for the better quality.

However you can't dispute the fact that most rich people go for older properties and redo the inside and get extensions. Also lots of councils say newbuild developments aren't up to standard for council housing.
