I do believe some people are realising whats happening, looking on property bee I can see properties which have gone from overpriced to resonable price to sold. One dropped from 125k to 90kHave my first business premises (+4th business) 01/11/2017

the funny thing is that Nearly New has just bought a house for 30% off that the seller was struggling to get viewings and selling apparently....Cmon you should know that,this place is full of armchair valuers / budding EA.
Don't forget 'your offer aint low enough if the vendor don't cry' all said from the comfort of my virtual office,i mean armchair.
however he's selling his own house at Asking price with multiple bids...

Which I suppose in a sense means his bit of the market hasnt fallen.

More and more estate agents are talking the market down and you can't really blane them. An estate agent only survives by selling houses, it is no good them having a window full of properties that nobody can afford to buy, so the sensible ones are spelling out to homeowners that at least 10% off last years price is needed to be able to sell your house. Any sensible seller will be taking this sound advice, it is alwayse better to undercut the competition before they undercut you.0 -
We had a leaflet through the door from our local estate agent today (South East), fishing for business:
"Don't believe the hype. With the media now turning their attention to the housing market, people are becoming concerned about another house price fall.
Senior Branch Manager XXX says "Don't believe everything you read. Yes it's true that house prices have cooled, however, it has been the summer holidays and we traditionally see a slow down at this time of year..."
It's become mainstream now, but I didn't realise that house prices had a measurable temperature!
