Isnt the average salary something like £25k? Lets say a couple have a joint income below that at £40k. If they do actually want to buy a house, between 25-30 they should really have saved at least £30k. Give them a 3X multiple of their wage and get £120k, so a £150k house, almost yer average house price.
My mortgage costs me nearly 50% less than renting did.
I doubt you will find too many 25-30 years old couples with 30K savings. More like 30K in student debts between them. Also not sure whether the average 25-30 year old is on 25K.
Regardless of the above they are only putting down 20% so will need a near perfect credit history and pretty good back accounts.
As has been previously said getting a mortgage is hard work at the moment especially for those with less than 25% deposit.0 -

Tyre performance in the wet deteriorates rapidly below about 3mm tread - change yours when they get dangerous, not just when they are nearly illegal (1.6mm).
Oh, and wear your seatbelt. My kids are only alive because they were wearing theirs when somebody else was driving in wet weather with worn tyres.

I'd just put an offer in too. Unfortunately in this case it was to tell me that in this case the vendor was unaware the market was falling so wouldn't take my offer.
Which I suppose in a sense means his bit of the market hasn't fallen.
You are the one who sounds unaware to me. You put a silly offer in and the seller dismissed it.
No need to elaborate more or dissect it. You can't afford this place. Houses obviously are not going down in price are they?

My limited experience is that when there are buyers about you can't get an estate agent to talk to you, when there aren't you can't get the beggurs off the phone!0 -
