Another point just to add to all the others, Make sure you explicity and prominently state to any broker you are speaking to that they ARE NOT to obtain an agreement in principle/credit search without your prior consent, and at this stage you are just shopping around
I am saying this to you as there are some brokers out there that will just do it anyway, and I have had three clients come to me in the last 10 days and tell me they have been credit checked by brokers when shopping around and are not happy about it. I know this thows a negative shadow on the industry but it can and does happen, not all brokers are as careful as they should be in this area.
If you are making contact and leaving your details on a companies website, read the terms and conditions carefully before pressing the submit button - havng worked for two internet companies myself I am aware it is often a clause put in the submit agreement so you have no comeback if you complain - be careful! and good luckI am a Mortgage Adviser

Am I missing something ( might of in middle of a long thread. thats got side tracked) - thought OP was after someone to say "Yes" you can apply and stand a good chance- maybe even an AIP
But Ken keeps posting about L&C ( note...there's loads of free fe brokers)

I'm looking to take out a joint morgage with my flatmate.
Ive got no debt (hurray)hes got uber debt... but as he tells me "off the good kind". He's managing the debt, meeting the repayments and has a good credit rating.
will this make it either hard or impossible to get a joint morgage? we are both professionals with good salarys
any speedy help would be usefull, hes looking very grumpy and i need to contact a morgage advisor tomorrow!

might be best to start a new thread but his debt may affect the amount you can borrow but without knowing full details, I cant tell you how.
Start a new thread, detail the property prices you are looking at and the amount of deposit you have (if any).
You will also need to state your salaries for us to see if its possible.
With your friend, a good starting place would be for him to annualise his credit/debt payments and deduct this from his gross pay.
