    It’s a numbers game and getting worse for landlords these days because tenants know that there is very little landlords can do. The law is stacked against the landlord – you can deny it all you want but it’s true. This is why most landlords will not touch DSS tenants with a barge pole because in most cases they are people that have the least to loose when they become bad tenants.

    It’s fine having Shelter spew sh*t about making people homeless and blah blah blah....what about the poor landlord - and I’m not taking about millionaire landlords but rather people with maybe one/two properties trying to make little for their retirement who have mortgages to pay.

    I fully support Shelters work when it comes vulnerable people (E.g. Single mothers/fathers / disabled people / people with learning difficulties…etc) but when it comes to able bodied young people that move into a property and then suddenly stop paying rent and start damaging your property.

    The law is always on the tenants side even when it’s clear the blind that they are taking the p*ss.

    You know the business risks when you entered the market - surely if it's causing you this much grief, sell up?

    Everybody needs somewhere to live but nobody is forced to be a landlord. There are a million and one other ways to invest your money but you choose to be a landlord.

    People don't wake up one day and decide to become the tenant from hell. They'll have a history of doing so and as long as you do your due diligence when selecting a tenant you will greatly reduce the risk of being stuck with a turkey of a tenant. It's much more difficult for tenants to carry out checks on the landlord.

    I don't think the law is 100% on the side of tenants. Providing landlords follow the correct procedure it's relatively straight forward to have a tenant evicted. Even when landlords break the law the penalties aren't particularly high. £8,500 fine for charging 10 people to live in sub-standard conditions. That's not enough of a penalty to discourage people from doing it.

    Unless you're in Northern Ireland there aren't any DSS tenants as the Department of Social Security was dissolved in 2001.

    It was a opinion from previous exp.

    The majority of landlords will have some exp. of this, if they have been in the business long enough.

    Its part of the risk you take.

    Rogue landlord first in country to be handed Criminal Behaviour Order

    A private landlord has become the first in the country to be handed a Criminal Behaviour Order, which replaced Asbos.

    In the case of Jaspal Singh Sahota the order will last ten years and he must appoint an agent to manage his properties within weeks.

    City of Wolverhampton Council brought the landmark court case.

    A lettings agency in south London has been found to be the front for a cannabis growing operation, with drugs grown in properties managed by the agent.

    Two men who ran Home To Home in Forest Hill have been jailed for a total of eight years at Woolwich Crown Court.

    Aidan Lynch, 51, was sentenced to five years in prison on one count of conspiracy to produce cannabis and six counts of permitting a premises to be used as a cannabis factory. Jason Smart, 47, was sentenced to three years on one count of conspiracy to produce cannabis and four counts of permitting premises to be used as a cannabis factory.

    An accomplice, Patrick McArdle, 37, was jailed for five years and six months after he was found guilty alongside Lynch and Smart of conspiracy to produce cannabis and for the production of cannabis in relation to another unconnected incident in Essex.

    It was back in February 2013 when officers from Lewisham's Proactive Unit executed a drugs warrant at a basement premises below shops on Crystal Palace Parade, SE19......

    .....Lynch and Smart later arrived at the property whilst officers were still there. They claimed to be letting agents for the property and claimed the tenant was an unidentified man they met in a pub who had paid £300 in cash.

    Due to the explanation the pair provided they were arrested for conspiracy to supply cannabis.

    An agent and landlord who pocketed deposits worth almost £7,000 has been barred from the industry.

    Shaban Rehman, who ran letting agency Better Homes Glasgow, was found to be no longer a fit and proper person to be a landlord or agent.

    He has now been removed from the Private Landlord’s Register by Glasgow City Council and his lettings business has gone into liquidation.

    If Rehman attempts to let any of his eight flats, or the 20 that he managed through his letting agency, he is automatically committing a criminal offence and can be fined up to £50,000.

    Investigators from the council’s Private Landlord Registration Unit found Rehman had failed to place two deposits totalling £6,950 with an approved tenancy deposit scheme.

    Glasgow City Council has also served rent penalty notices against him, which prevent him from collecting rent on his properties.

    Richard Brown, executive director of the council’s development and regeneration services, said: “This kind of appalling behaviour by a registered landlord can never be tolerated.

    “Shaban Rehman has taken money from blameless tenants in bad faith and caused his victims untold distress and inconvenience.

    “There is no question that he is no longer a fit and proper person to act as a landlord. By his own actions, he has ceased to be a legitimate landlord and has damaged trust in the private sector rental market.”
