    Nope, myself or my parents never went through any course or accreditation, as despite your delight to paint it otherwise, being a landlord is not rocket science so long as procedure and the law is followed. Thats why we've never had any major upsets, even with less than savoury tenants who've attempted to play silly !!!!!!s.

    My point stands, that for every dodgy landlord in the country, there is an equally dodgy, 'professional' tenant ready to use the law to take decent (if inexperienced) landlords for a ride.

    I didnt say 'repeatedly', I said they're out there.

    So we need a campign against "scumbag" landlords to balance the scales.

    I repeat: the LL is not the consumer in this specific relationship. LLs have their national and local associations to put forward their views/protect their interests.

    Shelter speaks up for those Ts whose LLs fall short.

    In any thread in which the shortcomings of LLs are highlighted someone always pipes up "what about the bad tenants?". It's a separate issue.

    sinbad has partially achieved what he intended, which was to switch the attention of the thread to discuss his problems as a LL.

    The Scottish Government has pledged to tackle unscrupulous landlords in its programme of government released today.

    The Private Rented Housing Bill will aim to improve the landlord registration and tenancy systems, licensing of housing in multiple occupation and overcrowding.

    Announcing the Scottish Government’s priorities for the final year of its parliamentary term, first minister Alex Salmond said: ‘The Private Rented Housing Bill will tackle unscrupulous rogue landlords who operate outside the law and make life a misery for tenants and their neighbours and tarnish the reputation of the many good private landlords in Scotland.’

    But Gordon MacRae, head of communications and policy at Shelter Scotland, did not believe the bill will ensure the private rented sector is properly regulated.

    ‘This bill is long overdue at a time when the private rented sector now has a bigger role to play than ever, with fewer homes being built,’ he said.

    ‘For this to become a reality, urgent reform of the sector is needed to promote tenants’ rights and longer, more secure tenancies.

    ‘The sector needs to have regulations with real teeth that penalise criminal landlords and encourage the good practice of responsible landlords.’

    The Scottish Government published a review of the private rented sector last year, and concerns were raised by the Local Government and Communities Committee during the stage one debate of the Housing Scotland Bill, currently progressing through Parliament.

    The programme for government also includes a promise to: ‘Continue to improve Scotland’s housing and regenerate its communities. Working with local authorities, registered social landlords and the private sector.’
    This includes starting a new £50 million scheme, the joint European support for sustainable investment in city areas programme, to lever in cash from Europe as well as public and private sector partners.

    It will also expand the home insulation scheme, which aims to improve energy efficiency of homes by offering advice and assistance installing insulation and other energy saving measures

    I think with the economy the way it is there are more accidental LLs than ever before. Back in the 80s recession ppl didn't think to rent out their house that wouldn't sell and they lost them. These days though the thought is to whack in a tenant who will then cover the mortgage. Once sold it's a case of - off you pop tenant.

    Now whilst I would have no problem at all if this is all told to prospective tenants (some ppl do indeed want a property for 6/12 months) but this drastically reduces their chances of getting a tenant so give lip service to "yeah, it's a long term let but mortgage provider will only allow 12 month contract" blarney. I don't think it's right to use tenants in such a manner. Having to move every 12/18 months is horrid (I have to admit to being very close to a nervous breakdown at last house, the LL was a policeman and I trusted him at his word). I went on diazepam and whilst I hate that I had to take it, it did help me through. Their S21 was invalid (they'd completely done it wrong). I could have completely messed up their lives and stayed put but did I ? no I quietly moved on (also made me pay a month's rent on property because I found a house too early for their liking and refused point blank to pro-rata the rent).

    Accidental LLs need educating. Some just are not aware that they are a business and as such have legal obligations and undertake some risks. With some education these bad accidental LLs could become good LLs.

    I could in fact bore you all for hours with stories of my experiences of bad LLs and LAs, I've had more than my fair share of them. Hopefully it's led to finally getting the best LLs that I've ever had. I moved in and they had me in tears. They had sent us a welcome to your new home card, which truly touched me.
