Why would the vendor be upset if they'd told you things were included? They may not remember what they said to whom or they're probably just trying it on; I would!
What's the worst that can happen? They continue to ask for the money, you say no and they end up leaving it anyway, most likely.Everything that is supposed to be in heaven is already here on earth.

After nearly breaking my skull trying to get a brand new fridge up three huge flights of stairs into the flat, I'm asking the buyer for £150 for it. Do I care if they pay? The only way I'm taking it back down is by tipping it out of the window :rotfl:

I can promise you that the Estate Agent details do not form part of the contract. I have been involved in a case for 12 years over this and it is still not settled.
But back to your point, if you believed that certain items would be included in the sale price I would say so before you get much further. If they are items that you would not choose yourself but will tide you over until you get around to changing them you will not be willing to pay as much as if the items are perfect for you. I think that is worth a phone call by way of explanation. I would not want to pay a couple of grand for tosh I was not intending to keep.0 -
Well if your offer was based on the assumption that these items were included and they're not, you can always say that you are going to withdraw your offer. Your vendor may back down, particularly if they've had the house on the market for a long time. Of course they may also decide to pull out completely and stay put. You could also make a counter offer. If you still want the house at the offer price plus some or all of the F&F then pay.
If you decide to take the house but not the F&F then insist that the vendor makes good any damage done when removing them, e.g. holes created by removing curtain poles must be filled etc. Sometimes the hassle of this will put people off.

They have said they are taking the picture hooks too!!!!!!!!!!!!!!!!!!!!!!!!!!
Im not going to back out over a few odds and sods that would be silly, especially considering costs incurred to date!
Just dont like the fact they have gone back on what they said was included. Still not sure of its even worth upsetting people over, but think I will have a word with the EA.Pawpurrs x0 -

Sounds like you want the house, and you're willing to pay a bit more, so you'll end up paying, but maybe you can come to some agreement about the amount.0 -

just swap energy saving ones for cheepies and take the energy savers with youPawpurrs x0
