Just has this through from vendor, bit surprised at some of the things they suddennly want money for that when they showed us the house they said they would include, and we based our offer on, although stupidly didnt state that at the time of offering. They arent things that are stated in the details so they are not obliged to leave them, should we say anything or is it not worth it at this stage, I want to say something, hubby thinks its not worth it!

Are you near the stamp duty band change? If you are then many people do two transactions. One for the house at say £249k and another for the fixtures and fittings say £8k. The advantage is that it keeps the property in the lower band as well as giving the vendor more. Perfectly legal so long as the figure is "just and reasonable" We have had a few posts on here about what that means and most of us think a single figure per centage would not cause any waves. But you could not pay £249k for the house and £150k for the carpets!0

Also worth a mention is that the Estate Agent blurp does not form part of the contract. If you proceed with the purchase you will be given an itemised form which the vendor has filled in saying what is being left and what is not (or if such a item is not at the property).0

Yes I am aware of this and I am at that price bracket but thats not really the question, thanks.
We are paying 243 mark and the bits and bobs are heated towel rail, shelves, curtains, poles etc, but when viewing we were told these were included as no point taking them as they wouldnt fit the new house and the new house they were all included also.
So my question is should I say anything as the price now being quoted for curtains is more than I would be prepared to pay as they are not what I would choose.Pawpurrs x0 -

I am going from the fixtures and fittings list as supplied by the soliceter.
The EA details DO form part of the contract, as if in details then you would expect them to be left ie shed if in details.
The things I am questioning however are NOT in the details.Pawpurrs x0 -

What sort of things are they? I've recently done my F&F list and put some things down that we have only had for a year, and therefore feel that if the buyer wants them, we should sell them.0

We have just completed one of these forms for our buyer, and I must say I thought it almost encourages you to consider charging for F&F's the way it is laid out. If you are not happy, contact your solicitor and see if a bit of negotiation can be done around lowering of price/ inclusion of items you need. I think they have you over a barrel a bit here, because you are relying almost entirely on your vendors goodwill and it sounds like they have got a bit greedy. However, perhaps once they think that you might be willing to make them take it all with them, the inconvenience might outweigh their desire to make a quick buck, and they may be open to negotiation?0

Just go back to your estate agent and ask them to inform the vendor that your offer was on the basis of everything the vendor told you was included, being included. Mention exactly what you want included for the price but there's no need to try and play hardball yet, just see what the vendor says.
Can't imagine there'll be much argument. I always put less on the f&f than I actually leave. I just prefer to leave my options open until I know exactly what I need to buy for the new place.Everything that is supposed to be in heaven is already here on earth.

Totally agree with Doozergirl, your offer was based on the items being included; if they now want to take them you will reduce your offer accordingly.
We had the same situation with a range cooker.
