I am sure it will all work out in the end Oddgy, hang in there. I didnt sleep last night, it is a stressfull old buisness!
Try and stay calm and be reasonable, dont lose sight of what you want to do, if you have to drop a little, even if its unreasonable, perhaps its better than having to remarket, lose the property you want and perhaps not get such a good price next time, 500 off FAP is a good result.
Obviously if all reports come back fine then try not to reduce, but what i am trying to say is if it really comes to it, dont lose your buyer over 500 pounds, as it will have cost you this in all your fees.

Im pleased tp hear that im not the only one not sleeping....dont mean that in a bad way tho. Just means that mine isnt isolated case....!!
Well just thought id tell you had a company round today, a nationwide company called "Peter Cox", anyone heard of them?? Well anyway....good news, he reported no damp problems as well.
Gonna send the report to me and then just need to get them in the first instance to the EA so they can send them onto the buyers lender to get this retention lifted!!

Hi,
I worked for an estate agent for 25 years and I can tell you I have had many dealings with Peter Cox. I have received and read literally hundreds of their reports and always found them to be professional and well presented. I never ever found them to give false information, i.e. if there wasn't any signs of damp they said so and likewise if they found damp it was also reported. If as you say, you had a damp course installed only 4 years ago by a firm who has since gone bust, the firm usually would be an 'agent' for the damp company. As an example, we used other companies who installed damp proof courses and they were agents for 'Sovereign' So if you have a certificate/guarantee for the work carried out, go to the head office. Your guarantee will still be valid even if the 'installer' is no longer in business. I know its easy to say, but I'm sure if you have a decent EA, everything will turn out OK. Good Luck - sally0 -
Hi Sally - I may have confused you my apologies. We moved in 4 years ago, and the damp course was done by previous owners in 1987. With a 30 yr guarantee, expiring in 2017, it had 11 years to run...or so we thought. (Until we found out the company went bust 2 months after doing the damp proofing!)
Thanks for your advice on Peter Cox, thats reasurring. We were also told by someone else that Peter Cox only contracts out to very good and well qualified surveyors and that all surveyors are comission paid....so its not in their interest to turn work down is it - only if they are genuine of which turns out they are!!!!0 -
Oddgy - i was going to say to you something similar to Sally. We had a certificate through that shows a damp guarantee for teh house we're buying. The company who holds the guarantee is a parent or central company miles from where we live, as Sally says, if you check the guarantee certificate (not saying you havent done carefully, but just to be sure) it may still be valid with the company who supplies the materials/chemicals for damp proofign rather than just the ones who actually did the work. Does tha make any sense to you?0

Simon has put it well. When you bought the house 4 years ago in amongst the deeds/papers should have been the 30 year guarantee. I accept the firm who did the work are long gone, but like Simon said, they will have bought the chemicals in from another source and I know very well, a firm who do damp proofing and timber infestation and they are a 'Sovereign' agent (for want of a better term) If this firm went 'down the pan' Sovereign would rectify the problem no question at all. hold your nerve - you have a damp certificate - you can prove you did your utmost to get this house damp-free. let the buyer buy it as it is, and let themsort it out, you have priced the house accordingly. Estate agents seem way too happy to get vendors to do purchasers work, in order that they get their commission sooner rather than later.0

I honestly see your point, and i do think they do have a nerve. But the thing is, when youve found a house like we have, and youll try to help as much as you can to get it moving again.
But if we hadnt found a house...and maybe we was moving into Rented....then the longer the delay the better and we wouldnt have been so helpful. The buyers have done nothing - weve done it all so they better think about this when they want to ask for a reduction!!0 -
