    We viewed a house just over a year ago that was on at £275k. We felt it was nice enough but over-priced and probably not worth anything above the £250k stamp duty threshold. The owner made it clear they wanted asking price as they wanted to trade up and needed all the money.

    It has been on and off the market ever since with different agents. It re-appeared a month or two ago after a break and is now on at offers over £290k. Some asking prices are going up where I am (Essex, so not a million miles away from you). I think the owner is seeing that and assuming they'll need more than they did a year ago to get the bigger place they want.

    In the meantime, we moved in to our new home a few weeks ago; a very similar house that we secured for £231k. The sellers of the other place are living in a dream world.

    In our area, there are a core set of houses that have been on the market for absolutely ages at stupid prices. Then there are the occasional ones that come on at realistic prices and sell straight away (as ours did; we had an offer agreed for our purchase within two days of it going on the market). It's a strange market; there does seem to be pent up demand for houses where the price is right. If something has been on for a period of time, I wouldn't dream of paying anywhere near asking price for it.
