    You are aware of the massive expense involved in buying a house aren't you? As a buyer I have every right to reject a property for whatever reason I see fit. If that reason riles you then that is your problem, your high blood pressure, your rant, your lost sleep and quite frankly, as far as I'm concerned, water off a ducks back.

    Perhaps you are entitled to be disgruntled as you are overwhelmed with viewers?

    avenida - I wasn't aware that was the case in Northern Ireland so I've learned something new. I agree it must be tricky knowing what houses have sold for without the help of a house price index. I suppose you need to make friends with your most recent neighbours in the street. I don't see why they'd have a problem telling you how much they paid for their property, if you explain your reason for asking. You could try other agents as well I suppose. But realistically, you must know how much you want/need to sell the house for?

    If a house has been on the market for a year, it is very unlikely that anything exept price is stopping from selling. IF you offered it for a pound it would sell immediately.

    People shouldn't be embarassed about putting in offers for what they value a house to be worth. Personally I'd look at comparable houses in the vicinity and what they've actually sold for recently, not what the current vendors are asking.

    Vendors can be foolishly emotional. About 18 months ago I offered on a house about 20% below asking price, I had prepared myself for some upward negotiation. The vendors' response, via the EA, was not merely a decline but very much an emphasis on how derisory the offer was and how insulted they felt. I immediately withdrew my offer. The house remains on sale only now it is on sale for 3k less than I offered.

    On the other hand, buyers can be emotional too. They "fall in love" with a property and "must have it" whatever the cost. This sentiment is foolish, unless of course you are a cash buyer for whom money is no object.

    You're giving it the big'un on here about how you tell it straight to the oh-so-stupid vendors who dare to have pride in their property, but I bet in reality you wouldnt say boo to a goose when it comes to feedback.

    Orpheo would quite like it if more people had pride in their home. Pride in your "property" not so much.

    Nevertheless, your pride is irrelevant when it comes to the financial wellbeing of my family. If your pride is so frail that you can't handle honest feedback on something that you are selling then best put on a baby helmet before you embark on life.

    The problem is "pal" that you lost your temper and got shirty, you engaged with the personal and it turns out that I am simply smarter than you. The subtext of your post being that here on a forum, where the written word is the medium, your primitive weapons are no match for my superior intellect, so in real life you'd like a fight.

    Sometime a buyer just wont like a house.

    Theres nothing in particular, just didnt like it. In the same way a person might not like a certain model of car.

    I had this earlier in the year. The EA kept pressing me for feedback so I said the garden was too overlooked. It wasnt. I just didnt like the place. Sometimes people just dont like certain things.
