Do viewers not read the brochure?

I had a viewing from a cashbuyer a couple of nights ago and they seemed really keen at the time, walked round a few times, spent about 20 minutes in the house, asking questions etc.
Then the next day the feedback was -
"The house is too small, its a lovely property but not for me"!
I mean I always check sizes in properties before I set foot in it. Im at my wits end, Ive had 5 viewings in a year!
Cant afford to move to anything as it is, without dropping price again!

I find most people cannot visualise a size of a room from measurments. So even if they did read it they probably still would not know how big the room was.
OR Is your house cluttered much? Just thinking it may seem small if you have 'stuff' laying around or lots of furnature in your rooms. (no intention to offend ofcourse, I have never seen your pad).YNWA

It also depends if the brochure is correct! I looked at one place where the dimensions on the RightMove listing were completely different to those of the brochure that the estate agent handed me at the door. Some dimensions were 4ft out!
Estate agent excuse? "Oh we must have made a mistake with the laser measuring device"0 -

Coupla' points...
People say they ain't going to for a reason they feel comfortable stating, not usually their real reason.. This deception may be unconscious.. (I'd love to go out with you Friday week darling but I may be washing my hair so, no, sorry...)
If you want people to understand something -
. Tell them
. Write to them/send them particulars..;
. Confirm so other way (email, somebody else tells 'em)
After hearing the same thing 3 times you may (just may) find they say "Didn't someone say something about... the rooms are only 3ft by 5ft ??""

You are the salesman: Humour them, stroke them, flatter them but you want them to buy. If you will only sell the thing to a conscientious & thorough paragon of administration with no personality defects you might find your market size somewhat constrained... But, you choice matey!

We completely decluttered the house before viewing, cleaned it from top to bottom and put a lot of effort into having it sitting lovely.
I let them walk into the rooms first, I let granny mind the kids so it wasnt noisey, done all that people say to do.0 -
I have viewed a couple of houses before the agents have given me the full details, so in those cases it is possible to find it is too small once you get there.
Also, it is not always the room sizes that make a house 'too small' it could also apply to the size of hall/landing - general feeling of 'roominess'. Or maybe even the plot size?0 -
Most British people hate to say to someone "I think it is too expensive" and will just make up any reason to be polite.0
