    With room sizes etc. it is fair enough, you can't always visualise how big a room will be, measurements can be out etc., but if someone wants a certain number of bedrooms why bother wasting the time of vendors who don't have that number?

    I do, I've said that to EAs quite a few times recently. Of course I don't know if that gets back to the vendors.

    Many will not for fear of offending the seller. You see many posts on here with people being embarassed at the thought of making low offers.

    I don't think many people want to waste their own time by not reading the brochure.
    Some 2-beds can be converted/extended into 3-beds, or just be a good compromise for a few years, if the price is right.

    we were persuaded to see a couple of places by pushy EA's that we thought weren't suitable on paper. We were told "it feels much more spacious when you're there", "there's loads of built in storage", "it may be on the small side but it's REALLY lovely" and generally told you need to go and view to appreciate them fully.

    Our instincts were right in both cases but I'm sure we're like most viewers and wouldn't bother to waste our time and other people's unless we genuinely thought the property could potentially be "the one".

    i viewed a house the other day but didnt like the fact it had stairs. We looked at the floorplans and what we thought was a large heated towel rail was in fact a staircase. I feel misled.

    me too - I'd always point out if I think a place is 5k too expensive! :D
  • Hello.

    When we were looking to buy, sometimes we turned up for a viewing appointment, EA was waiting for us and told us to go and have a look at some properties close by. Or prior to a viewing visit, EA called us and told us there were some properties we might be interested. In both cases, we were given very little information and often they were not what we were looking for.

    I think EAs are pushing their luck. :(
