I don't think there's an easy answer, Wol, when logic says one thing and heart says another and market conditions say something else.

Whilst I sympathise with this, you may want to think that an even better house is round the corner if you sell this one....My biggest fear with staying is that the insurers you have found can change their minds, and then you are stuffed again...

Well time for an update I think!!
The insurance quote came through with no flood cover and £200 higher than my current renewal premium It is however meant to be transferable (although it doesn;t state that). I am not particularly convinced so I have referred two other residents to this new broker to see what they get quoted before I make any decisions about selling the house. In the mean time I have renewed with my existing insurer who gives flood risk cover, no excess premium..but it is not a transferable policy.
I have sold £125 of stuff on ebay (one person hasn;t paid and is now claiming a hacked account :mad:)..and am awaiting the next free listing
I have sorted out income/clients to keep me busy until december so have just declined the offer of a job as a census collector
I am up to date on current work
Water company have finally agreed to refund me my plumbers bill and £20 (but I had to put up with two hour visit from them in order to get it)
Pothole damage meant had to replace an almost brand new tyre at £150 - I have photos and will at least try to get some type of compensation from the council but I realise this is an almost impossible feat
Hand treatment is going really well - now only going once a month. I can;t believe the difference between now and a year ago....pain is dramatically reduced, far less frequent and functionaility of fingers is getting much better. Will need to consider whether to buy one of these machines when the hospital discharge me in August
Maple has decided to become a Vampire guinea (like his brother Beechie before him..but with a predilection for nibbling necks rather than hands) ..Baileys stopped wheezing....Willows bottom has healed nicely; Ginger's ear is clear of infection ........but Bandit is still very stinky despite his new medication
. However vets bills are significantly less this month!!
Now about to tackle Mount Kilimanjironing and will be spending my free time this week (wed/sat/sun) decluttering/freegling/gardening.
Booze consumption has been reduced in frequency and now needs reducing in quantity. Fags is yet to start but I am about to order some stuff on the internet to help me quit.
I am hoping that once I declutter a bit, put all the remaining stuff back in the loft (which is still littering up the house and piggy palace since the bathroom ceiling came down)....then I will feel more like re-starting both the exercise regime and playing the piano.
There's still a lot of emotional ups and downs over the course of any one week (seeing pics of the Tsunami was very distressing....and I currently have a very difficult client to deal with ), but touch wood, things do seem to be moving in the right direction at long last and I am feeling more positive and having less duvet days
I've decided it's probably best to treat this year as a means of continuing to restore some stability to all areas of my life and make any decisions on major changes (such as selling the house/going full time-employed) next year.
