Dear sir/madam
I would like to complain with the way you dealt with our mortgage application, quite frankly I am appalled.
At the end of June this year our mortgage advisor approached you regarding a 100% mortgage for £225,000 between myself ,2 brothers, and my sister this was accepted in principal provided we supplied the necessary evidence. We then realised that we only needed £180,000 this we were told was fine. We approached Watkin Jones the building company we were ‘supposed’ to be buying the house off and placed a £500 deposit to secure the property on the development, we also paid another £900 for extras such as a side door for the garage etc.
We sent you the information you asked for and eagerly awaited the go ahead excited that we would soon be moving, 3 weeks later we were asked for more information so we gathered it and sent it off, then again 2 weeks later we were asked for more evidence! This pattern has continued for the past 3 months , and every time we phoned we were told that we a decision would be made in a couple of days and your customer services team assured us that everything should go thro, but of course it never was the case, our faxes were missed placed and then couldn’t be looked at for up to 6 working days! This has caused us a great deal of anxiety and stress , until today Friday 15th September 14 weeks later , we receive a phone call to say that your decision is no!
Our mortgage advisor is equally appalled by your standard of customer service and your unprofessional approach , and confused why it has taken 14 weeks to make this descion which you could of made made months ago and left us with nothing, this is what we are so angry about we could of made other arrangements but now it is to late, your company has wasted our money and 4 months of our time , we are now left with no house to move to, the embarrassment caused having to explain to Watkins Jones, and our whole family in a state of depression and upset! Also our rental period on our current home is due to end!
any advice would be appreicted feeling slighty gutted and pee'd off

I feel for you, lenders top priority will always be themselves.
The banks are slowly changing their lending criteria, and are now scrutinising more risky lending such as 100% loans like yours, espcially as it's between four mortgagees.
This is becoming the case with all the banks, not just RBS, i'm sorry to say. It's not in the interest of any bank to lose money through bad debt.0 -
Give them 14 days to reply, and in the letter say that if they do not, you will contact the Banking ombudsman. Tell them you will be seeking consequential losses as a result of their incompetence.0

im gutted about being turned down ,but more annoyed about thier customer service, and the length of time we've lost our perfect' house now and my money0

Yes. I've worked for him (not directly, mind, just in same company) and he really believed in taking care of the details! He would WANT to know!Debt free 4th April 2007.

Being a bit picky, I would read the letter again, there are a few errors but more importantly, spell out exactly what you expect i.e. what has this cost you, and what has the impact been (time, money etc.) If the letter goes as it is, I think you will get a 'very sorry for your inconvenience' reply. Also what was your broker doing all this time? He should have been making mega noises to them or withdrawing the application and looking elsewhere for you.0

Was your broker just "working" for you or all four of you? As you seem to be looking for a mortgage between four of you that is a lot of information that is required to check for four different people.
Were you all sending information in separately or through your broker, if it was through your broker I think you need to ask him how come he wasn't checking up more often on what information was required and that it got to the correct person(s).0 -
i am so sorry this happened to you. you could seek advice from your broker or local citizens advice bureau on how to word your letter. i think it is very important that you letter contains all the necessary information and like someone else mentioned include what this has cost you. i would try and keep emotions out of the letter ( i know not easy) you have clearly been messed about.

Spellcheck first. But you didn't have a mortgage, just an AIP? From what I understand the lender is under no obligation to give you any money after an AIP. Compain about the time taken to reach their desicion but I don't think you'll get anything,0
