    Swallow it down MSW. -3.6% and some Edinburgh EAs in shock at the picture emerging up there.

    Hope it was all worth it so you can have the right to paint a wall pink for your child. Hope you are not regretting your decision to compromise on your choice of area. An area you had ruled out because it wasn't in the swanky nice part of Edinburgh town, but suddenly found yourself thinking better of as your patience wore out.
    On the plus side, if we ever need to sell our house, we do at least know a man who should be able to find us a buyer.
    Saint Property you've pimped were so brilliant and helpful. I guarantee you this, come a serious slump up there, he won't be able to sell it if you try and seek old-world money price for your house against new market conditions hitting Edinburgh.
    Blair Stewart, property manager in charge of Edinburgh City for Strutt & Parker, said there had been a huge correction.

    He said: “Reality is finally starting to set in that the 2007 height is just not going to happen, and they’re taking the decision to go and sell, which has maybe skewed the figures slightly. Up until mid-July, we were going along really well. The end of July through August was appalling – the worst we had ever seen in some of Scotland.”

    Statistical blip. Prices are stable and holding as sellers refuse to just give their property away. Go and check on the street level.

    Check what on a steet level exactly? Asking prices? It's not possible to check whether owners/sellers are favourable to taking a lower offer from asking price.. (-5% / 10% ect).

    Accepted many sellers haven't reduced their asking prices. Some have. Others haven't since 2008 probably.

    However the transactions that went though were from sellers who had either cut asking prices, or accepted lower offers - to transact with buyers. Resulting in LBOS -3.6% for last month. I've got a feeling MSW's slightly less posh area is going to be high up there will sellers ready to deal at lower prices.

    We'll have to see over the coming months whether it was a blip, or whether there are more under-seige sellers (tighter credit) going to follow last month's lot and discount or accept lower offers if they want to move/sell - or just how much of a floor low interest rates and other items supporting sellers position mean they can keep hanging on and holding the buyers to hostage for available mortgage credit out there, which borrowers are willing to take on.

    RoS August has Edinburgh hitting a new all time peak high price.

    Granted, that will be for sales completed in July.

    Point remains, prices set a new peak. Highest ever.

    Prices may well now fall again, but the last crash has been completely wiped out. All those years of waiting, for nothing....
