    Agree. Also, if you have four bedrooms and then only a living room and kitchen (presumably small ish since the house was 2 bed originally), there won't be enough living space for a four bed house for most people.

    I would say study/day room/games room - easy to add a sofa bed, for someone to stay in, but very usable rather than just giving it the 'bedroom' title.

    Ask some local estate agents for their opinion. They'll know who's looking to buy and what is important for people buying in your area.
