4th bedroom, dining room or small garage

Hi All, just after a bit of advice, i had a 2 bedroom house, we needed a 3rd bedroom so we got an extension with the 3rd bedroom and a downstairs seperate dining room, the 3rd bedroom is used but the seperate dining room is not as I redesigned the kitchen to include a dining table, so im considering selling the property and want advice on how best to promote the downstairs room for maximum exposure, now my options are;

1 put the dining table back in and promote the seperate dining room
2 set it up as a downstairs bedroom and promote is as a 4 bedroom
3 clear it out and put on a garage door and promote small garage/storage

any advice is greatly appreciated, thanks

    Put the table back, or turn it into a telly/games room?

    Don't turn it into another bedroom as the council tax will go up. Leave it to the next owners to convert it into one if they want to?

  • Like it lol, but Read somewhere that seperate dining rooms where a thing of the past, dont know how true that is.
  • Put a sofa in it and call it a family room or turn it into a home office.

    I think so - most people convert attached garages into extra living space and not the other way around... And small garage will put people off if they don't have a small car....

    I assume that there IS parking in your area? Drive way? Street parking?
    I vote family room too, but - as someone else said - worth saying that it could be used as a 4th bedroom.

    think it is a bit extreme to sell it coz you don't use the dining room:D
