on all the property programmes on tv , i always like the room they call the snug . couch tv games console and cushions. its just a nice name for a family room .Life should not be a journey to the grave with the intention of arriving safely in an attractive and well preserved body, but rather to skid in sideways, chocolate in one hand, champagne in the other, body thoroughly used up, totally worn out and screaming ~ WOO HOO what a ride!0

Without seeing your house, I'd say put a smaller table in the kitchen to have that as a kitchen/breakfast room, and put the dining table in the other downstairs room. Then you have a three bedroom house with two reception rooms, nothing wrong with that.
If you were going to try to call it a garage, I wonder if you'd run into problems with building regs unless it was originally built as a garage. I don't think many people would be convinced if you tried to say its a four bedroom house.0 -

I'm ex VOA, spent 12 yrs dealing with CT banding and appeals. The usage of individual rooms (excluding kitchen and bathroom) will not affect the CT band, it is still a 5 room property of x sq metres.If you are querying your Council Tax band would you please state whether you are in England, Scotland or Wales0 -

I would never buy or rent a house without a garage, so I would vote for the garage.
I know I may be in the minority, but useful to state as it gives you a fuller picture.
We personally require a garage for keeping my partner's belongings (e.g. oily car parts) and not neccessarily the car itself. A garage to me is 'stuff that isn't for the house', as much as for the car.
With that said, I would consider a house with an 'obvious' garage, ie a room with space for a garage door on the end of the house with driveway space in front. But the work involved with that (e.g. changing a dining room to a garage) compared to a house where I could just plonk down oily parts would be offputting if it wasn't a dream house.0 -
I'd promote it as a bedroom, as searches are done by number of bedrooms, as the search is for the minimum number of bedrooms, so will still show up if people are looking for less rooms0

I wouldn't put bedroom in the main description - it annoys me when I see something listed as a 4 bed, then I look further into it and it is only 3 bedrooms upstairs. Main description should be 3 bed, but in the further description you could say family room/ bedroom.Don't Panic - and carry a towel
