    All I did recently was photo copy the existing epitome (list of legal documents) and type brief details of the death certificate and grant of probate on it - job done.

    Any queries about plot size were answered with the fact that the houses on both sides were registered and I was selling the bit of land in between - go measure yourself.
    (With a bit of luck the new owner would also manage to register the 10' of land at the bottom of the garden that had been [STRIKE]stolen [/STRIKE], squatted from the field at the back, some time in the last 150 years.;)

    I think you must be quoting me wrong now - as I said I was busy correcting my posting when you quoted it. Somehow my light hearted observation at the end of the posting got lost as I tried to change the stolen into squatted.
    Do you prefer "adverse possession"?

    I thought this thread was about excuses for delays?

    When my sister and I sold the registered house my late mother occupied; we switched it into our own names specifically to avoid last minute muddles by solicitors. They often have little understanding of what they are actually buying or selling on behalf of their clients.

    We had a super potential cause of delay on the certificate - a caution from HMRC to say they house could not be sold until my father's death duties had been paid.
    Now that really could have held things up; especially when HMRC said "what death duties?", when we tried to get it removed. :eek:
    (Fortunately my records were better than theirs:D)
