Best tip to sell is price it right. If you drop the price by a certain amount you may dip into a ftb range.

It'd help to see the advert, in my opinion as a FTB something that is an investment opportunity to rent out is not normally something that'd appeal to FTBs'

Make sure your property is in the paper pullout in your local paper - pay for a better placement if it is only a small advert.
Give a friend with a bit of style and flair £100 to 'dress' your property and produce better pictures. From my understanding a lot of EA's aren't very good at taking good pictures.
Make sure your pictures are relevant ones - I'd go for one decent shot of every room, particularly second/third bedrooms and bathrooms (these seem to be missing a lot). Taking shots of two or three 'portions' of a bedroom can be confusing.
Re-write the property particulars to your (truthful) satisfaction. Presumably, you loved this property once, so point out all the things that made you do so to upcoming buyers.Emergency savings: 4600
