Tips to attract viewings/buyers to house that is for sale.

Hi Everyone,
Just wondered if anybody had any tips for promoting/increasing the chances of selling a property.
I have a two bedroom property on a small estate in South Manchester. The house is ideal for somebody wanting to get on the property ladder or rent it out to tenants.
The house has been up for three months with two agents and so far we have had no interest at all. Agents blame the World Cup and summer holidays for the lack of viewings.
I wonder if anybody could share any ideas for attracting some interest.

If it's getting no viewings the obvious answer is that its priced to high. Can you reduce it?

I would suggest if you put a link, or pictures up, suggestions can be made from those, otherwise we are acting 'blind.'0

Perhaps I need to be a bit more specific. I am not looking for a critique of the property and its valuation I am looking for suggestions as to how I can attract more interest in it.
Plus I don't think that it is really appropriate to advertise exactly where you live in this kind of context.
I am happy with the valuation of the property and have already reduced it. Clearly people out there are looking for property but not as many as in the past.
How do I point them in the direction of my property?
e.g. Has anybody put their own adverts in local newspapers?

You may be happy with the valuation, but are the potential buyers?
My mate told me my watch was worth £1000. I am happy with that valuation.
Unfortunately, I have no buyers, since you can also buy it at Argos for £9.99...
As a potential FTB, the key things that generates interest are rightmove and price, price, price...

You want suggestions as to additional things to do or say to bring people in. OK, give us a clue; what's being done at the moment? What's been done so far?
You want suggestions to attract people - well, there may be something about your presentation at the moment that's putting people off, and you don't realise it. Sometimes it takes an outside viewpoint to indicate this to you. Without seeing how your house is presented at the moment, we can't help in this regard.
Lots of people post an open link here, but others send it individually to users here by private message. There'll be no end of volunteers, including me, who'll be happy to see if there's any improvements to be made to your online presentation.0 -

You do realise it's the FTBs who are having difficulty getting the mortgages to get them onto the property ladder, don't you?

You can attract more interest by getting feedback on the advert from various parties to understand where the marketing can be improved!
And prompting someone to review the sold prices (not just the for sale valuations) is quite standard advice - well priced properties do sell.
What actual feedback on the viewers to date have the estate agents given you - any particular concerns given by those that have seen it?
What kind of competition are you up against? How many properties of a similar size are on the market in your post code area for +/- 10 or 20k? And have there been any recent sales in the local area of similar property and have you noticed any reason why they may have been more successful?
Also, there's the supply/demand equation - lots of properties on the market and fewer sellers. For example, a friend's estate agent told her that recently twice as many properties are being put on the market but the rate of actual sales has remained static. This means that in recent months, the sales rate has effectively halved.0 -
Best idea? Move it from South Manchester...
Next best idea? Change the horrible decor. Those pictures are awful.
Last best idea? Put the price up. That'll make buyers think there is something being missed, and they better offer quick before someone else spots what the something is...0 -

I agree with the FTB comment. I am struggling to come up with ways of marketing the property to people who may wish to rent it out.
I have not done anything else other than put it up with two estate agents and contact a current landlord who rents out properties to see if they would be interested in it.
Estate agents have hundreds of properties to sell, my focus is on my own. I wonder if letting agents might be a better approach to see if any of their clients are interested in purchasing additional property.
