I put my Apartment on the market 3 months ago at £109950 and have recently dropped the price to £104950. Am I being unfair and expecting some viewings after only 3 months?
I bought the apartment from new at £130000 5 years ago and luckily I had a large deposit to put down at the time. I currently have a mortgage of around £85000. I dont want to drop the price much further as I want to use some of the equity to put into a new place. I have attached a link to the property and would appreciate some feedback, I am not overly happy with the photos that the estate agent took but appreciate how hard it is to actually get photos that show what the property really looks like.
Thanks in advance

Hi Paul
Take it off the agent, no viewings in 3 months isnt acceptable. Things are slow but are picking up.
Put the property on yourself on a self sell website. You will have to do a little work yourself but you will be happier with the photos and you will be in control. Also you will save youself a few grand.
If you need a hand with anything that can be done remotely, let me know.

Any nearby similar sales recently? You can get better photos but no viewings in 3 months is not good. What are the estate agents 'honestly' saying. Apartments have been hit hard, worse if it was 'new build' as prices were vastly inflated by dodgy sales practises. I've just looked at Rightmove and there are quite a few flats for sale below your price and some in your block. See if other flats are selling.0

I dont think there is much sales activity in the whole of the area where I live, the estate agent has said that they have sent out the particulars to plenty of potential buyers but have had no interest0

I have to say that I don't know Middlesborough at all but this seems really expensive and with tiny rooms.0

I'm afraid if no viewing in 3 months then it's simply not priced right.
There are nine 2 bed apartments available on that estate including a new instruction that's just come on at £94,950.
Presumably with the price you have now you'd actually accept £99,950 but if you really want to sell then you may be better off listing that as the price. You'll get people to view if it's under the psychological £100k figure and you only need one to take the bait to get a sale.Every generation blames the one before...

Only two sold in 2009 in your road, and one in 2008: http://www.houseprices.co.uk/e.php?q=DORMAN+GARDENS++LINTHORPE++MIDDLESBROUGH++TS5%2C+TS5+5DS&n=1000 -
Simply put its overpriced.0

OP, is your place a must sell. could you hold on to it til prices rise again? a potential £40k lose on the value of the property is pretty steep business.0
