    Ok, you made this into a personal thing, could you (& your family?) actually survive if your income dropped 10%?     Whoops, I do apologise. I had no intention of making any kind of personal attack. Sorry if I offended you, I guess it's just hard for us, having to rely on benefits.

    10 years on benefit means that we already have a very frugal existence, and come April, it looks like our LHA will be cut - although not quite equalling 10% of our income. Basically my DLA will have to pay for this shortfall, as our LL is struggling already. I suspect that, based on what he paid for this flat, and the fact that he had to cut the rent to get us as tenants in the first place, he is already running at a slight loss.

    He asked us if we would be interested in buying the place (fat chance!), and a bit of research showed that he would have to take a loss of between £26 and 31K at todays values! Yet he is still very willing to sell...

    We may see a situation emerging where more and more LLs are forced to sell, at a loss, and house prices fall further, which is bad news for all those stuck in negative equity. Good for everyone else.

    In our area, we are paying slightly over the odds for our flat now, as rents have decreased in the 18 months we've been here. So, technically we could move to a cheaper place. However, we don't have the fees, deposit, removal expenses etc to be able to do this. Plus the fact that my health is too poor atm to cope with a move. Plus, if we leave here, the LL would probably have to reduce the rent to get new tenants. I think he would sell instead.

    Makes no sense to move, especially since I'm still paying back the crisis loan I had for the expenses involved in moving here. Plus we no longer have a guarantor, as they have recently retired. Almost impossible to get a private let without one.

    So, bit of a catch 22 situation, but I don't think there's a hope in hell that LL will reduce the rent.

    No-one has mentioned the fact that council/HA tenants will not be affected by this. So, for many on benefits, their best option is social housing, if they can get it... Methinks councils will be inundated with 'homeless' applications.

    Sorry for the long post; my neuro condition makes me verbose!

    Oh and I'm still not 'mewbs' unless that is some derogatory term from HPC that I am unaware of.

    Maybe you were unaware that to most disinterested observers it came across as really quite rude and yes, rather agressive. Maybe that was not your intention, however.

    Try re-reading and imagining someone had posted that about you, and think whether you'd find it so funny.

    No, I think you're totally wrong. I think most disinterested observers found it to be a simple jibe. Certainly not agressive.
    I've admittedly only asked one other person. How many people's opinion did you base your claim on?

    I respect your opinion carolt. You're one of the intellectuals on here. I find your posts extremely informative, it's always a pleasure to read them. I am sure there are many posters who'd shoot themself in the head should you ever leave.
