Don't worry about "Under Offer" vs "sold STC" EA's either use one or the other not normally both.

Also don't be surprised if the "4 weeks completion" drifts a little. The Seller will understand as long as you are actively doing all you can, replying to solicitors letter quickly, mortgage letters Quickly etc. and keep in touch with the agent keep asking if there is anything they need from you or your solicitor. It will givee the agent confidence that you are still wanting to buy.

Oh and don't be too scared by the Valuation/survey. They can seem to read like the place is falling apart!! If you have concerns post on here there is a wealth of experts who will tell you whether to worry or not.

    Hope all goes well.

You do need to push, but only so hard, for example on Monday, my solicitor was waiting for a reply about a question about mature tree's, I rang on Thursday and she said she is still waiting but was expecting a reply this week, so would have a pack to collect next week ready for signature.

Every time the sales Progressor from my vendors estate agent called, I have answered, and she reassures me that everything is going very well, with mere formalities left to complete.

Vendor has offered his telephone number in exchange for any other queries I may have, the house has been completely cleared already so Vendor is also very reliable in this regard.

I personally feel quite happy with it all, as long as the completion goes through after 15th August 2010, I will be one happy chappy.

I went round just to look outside the house on wednesday evening, the road is SO quiet, its unreal. I think life will be good there.

Hope you feel the same way about yours to be... :-) Keeps us up to date anyway!

    Hi Batchy
Wow hope the 15th August happens for you, it's only 2 weeks away  Let us know how it goes.

We have also driven around the street at different times and found the road to be very quiet which was a concern for us also.

My ING Direct account has now been linked to my Coop account so i can now get access to my money easily.

The searches are being done on the property as we speak, not yet sure when i will hear about them.

The Britannia are doing a valuation report again not sure when i will hear on this.

On 31st July we had a letter from Britannia stating they were worried about the amounts of money going in and out of our account, and that we also were missing some statements.
We had to sweat this out for the weekend until Monday.

My main Current account was with Intelligent finance and it was paperless, when i switched to coop it was closed down, this is nearly 2 months ago and so i don't have any statements for this as such.
I do have 1 Coop statement with another due on the 5th of August.

    Monday 2nd August.
This morning i rang Britannia about the queries regarding my transactions, basically said it was because we had 70000 pound deposit, and over the last 3 months we had been cashing in shares, ISA's and premium bonds , then transferring the moneys to my current account and then forwarding the money to a ING high interest account.
They seemed ok with this explanation so far.

Regarding the statements i ended up giving them 3 months of statements from my buisness account, as these are in the same address as i live, they wanted these to verify our address, i suspect we may not have heard the last of this as i reckon they want them to see whats been going in and out, and they therefore should really have 3 months of my personal current account, so i would say i haven't heard the last of this, but they seem happy for now.
I am going to try and contact Intelligent finance and order some back copies mean time, i will also order one for my ING and Halifax regular saver, just incase they turn around in a day or so and request them.

The other shocker was when we rang the local branch of Britannia they told us the guy we were dealing with upto now had left last Friday, Christ i only spoke to him on Monday and he was saying this is the best job ever LOL

    3rd August

Just spent an hour ringing around trying to get copy's of statements from my old IF current account, my halifax Regular saver and ING account.

Also just rang Britannia to see if they received the statement i dropped into the local office yesterday, they haven't got it yet, she did verify the valuation servey found no problems and they are sending me a copy, surprisingly they valued it at the offer price that was excepted  which probably means it's well worth the money.

In a way i am quiet pleased my mortgage adviser has gone, because now i can ring direct and get up to date information without feeling i am bothering him all the time.

Had a phone call from my Solicitor saying the searches are done and he will send me a copy, only concern was within 200 meters theres a potential for ground water flooding at some point in the future, he didn't seem very concerned about it, i checked the environments agency website and it doesn't show any flooding nearby.
