Prices are falling for the last 3 months, will this continue?

They'll rise on the back of renewed confidence in the economy after the largest quarterly rise in GDP since 1999.

Just to illustrate a point, here's what happened after the 1990's peak and subsequent crash:

Good luck with your 87% discount Graham.

LOL it was never intended to be an overlay graph.

As so many of the bulls have pointed out, it has no start date and no end date. But you have created your own start date and overlayed your own points in time.

See why I love this graph? Set's the bulls off every single time :D

Best thing is, it's a different theory each and every time :D

The bottom of the 'Despair' curve is equal to an index of 45 based on Nationwide's seasonally adjusted index from 1991 onwards (1993=100).

In other words; you expect the average house price to fall from £170k to £22k within the next year.

    A fall of 87%.

I think you can stop trying now, you've earned the title of 'Mr Muddle'.

Who says it will be in 1 year?

It took over 15 yrs for the up part, then a few more years from the top to where we are now at the top of the bull trap.

It could take several years to get to he despair stage from here.

Where do you get your £22k from? With QE2 looking likely in Pounds sterling the numbers could actually be higher than now but the values match that charts despair stage.

I tried to demonstrate how out of touch with reality Grahams little picture is but you've put it in to words better than I could.

    Thank you.

Is it my imagination or has someone been messing with the graph?

So you think house prices will keep going maybe up to 10x earnings?
