I asked what was, under the circs, a perfectly reasonable question. If, after almost 20 years experience as a LL, you still don't understand what a tenancy is, then that needs to be clarified. As you have admited yourself, it was a "naive" and "silly mistake", which hardly makes it my fault.
You have plenty of suggestions to be going on with and a better understanding of what constitutes a tenancy. That information alone may prevent serious problems in the future and, clearly, you've been lucky up until now so I think I'll leave it there.0 -

What you fail to realise is that the silly mistake I made was asking when I DO understand what constitutes a tenancy.
I think you will find luck only gets you so far in life, I have worked hard for what I have achieved, both in getting my first class honours degree, my chartered status as a surveyor and my financial success.
And yes I do think you were rude:
A professional LL for 20 years with a reasonable sized portfolio of properties and you STILL don't understand even the very basics of LL/T legislation?

Hey, it's an internet message board. I could be a brain surgeon with TWO first class honours degrees and TEN houses if I wanted to be. Hell, I could even be a B movie, straight to video actor. It's all fantasy-land. But, if that was what I was claiming to be, I'd make sure I didn't ask stupid questions, the answer to which I already knew, and that I demonstrated a basic grasp of written english. It would also be quite sad for someone to claim things that were not true, we are in TOTAL agreement there. But everything I said was 100% true.
Somehow I suspect that you are not a brain surgeon with two first class honours degrees.
