well if we are moving from discussion of the tenant's legal obligation (2 months) to discussion of what some landlords sometimes do in practice, then you may not even need to pay for ONE month. If you or the landlord find a suitable tenant willing to move in after a week, say,the LL may only make the outgoing tenant pay for a week. Or a day.

Actually 'by law' it is at least one months notice ending on the last day of a rental period (which may or may not coincide with the rent due date).:D0 -

as a LL i rarely stick to the "rental period date" - if a tenant gives me a months notice, i will usually accept it... i have, on only 2 occasions in 11 years, stuck to the "law" for 2 particularly arsy tenants.....0

I'm the same - I only enforce this for difficult Ts or for Ts who do not co-operate with reasonable viewings. Otherwise what is the point in annoying a T over a couple of days at most.0
