Why are there no room sizes in the description? I like to compare room sizes with my current home to get an idea of size. Are the parking spaces yours or is it a free for all? Is it a flat or a maisonette, the title and descrprion say different things. Lease, rent and charges listed out are a good idea, useful information.
Picture 1 - Half a house and half a large tree, try taking the picture from another angle to show more of the property
Picture 2 - what a lovely garden but it looks like you could land a jumbo jet on it, the angle of the picture is very unfavourable. Also, is the garden all yours? change the details to emphasise this.
Picture 3 - Kitchen clean, tidy just the picture is badly lit so it makes it look dingy. New photo with teh lights on.
Picture 4 - The lounge looks tiny from this picture, and where is the tv? Perhaps take picture from another angle or move furniture around a bit to show more floor space.
Picrure 5 - A picture of your wardrobe! Retake from a better angle, show the bed, bedside cabinets, walking space around the bed.
Picture 6 - Bathroom, clean tidy nice neutral suite.....being really picky now....shut the window for the picture!
Picture 7 - Much better picture of the garden, have you got a table and chairs you could put out just for display purposes?
You do have some lovely features to your property, especially that garden. Use it as your major selling point....maybe print off these replies and take them to your EA!

The wrong photos? The wrong shade of magnolia? The sun? The rain? The world cup? The ash cloud? The curtains? Tyre kickers? The holidays?
The price.
All this nonsense about the photos is a red herring. From a buyer's perspective the photos only give me a flavour of what to expect. Most of the time the photos fail to convey the condition of the house. I've viewed houses with polished photos to find the state of them quite poor and vice-versa.
In 2008 I sold my house in 6 weeks. During that time I reduced the asking price twice and accepted a lower offer. Then again I had plenty of equity. Comparable houses on my street are now priced at less than I sold for. My first thought was £145k for a 2-bed flat = bargain (nothing under £250k in my area) - then I looked at the photos. All the interior photos make the flat look really small. If the flat really is that small it is over-priced. I suggest you ask a letting agent what the flat would rent out at per month. Multiply that figure by 12 and again by 20 and put the flat on at that figure. I think it will be around £120k, sugggesting the price needs to be dropped by £25k or so.0

Thanks for your replies everyone. The agent retook the photos on Saturday and we're going to reduce the price to offers over £130k. Hopefully that might start things moving.
