    Thank you! We felt the difference was justified. The bathroom is ancient, and the garden half the size. It is also in the middle of the road not the corner.

    The more pictures the better! Especially of the living room and bedrooms.

    I've never had to deal with Countrywide, but I know some estate agents won't allow viewings unless the viewer talks with one of their mortgage advisors first... I never looked at any house up with Bridgefords due to this...

    You need to get the agents to make that clear in the rightmove advert. At the moment it states "Outside there is a rear garden approximately 120' in length which adjoins open fields". That sounds to me like it could be a shared garden and would put me off.

    As it's a flat I think you need to make clear in the description that the garden is not shared, do you share a front or back door?
    A photo of the second bedroom is needed.

    Good point about making the point about it being your garden. One other thing, the other property has a seriously slopy garden - is that common in your area? You're looks pretty level, worth mentioning it - the other one looks a nightmare to mow.

    The thing I thought when I saw the pictures were:

    The tree at the front looks as if it's overgrown past the window, bet that makes it dark inside.
    Wow, fab garden! Is it shared?
    Great kitchen, clean, tidy and somewhere to eat breakfast.
    Woah, that living room looks tiny!
    Nice wardrobe, what about the rest of the bedroom (including the built-in wardrobe?)
    Great bathroom, won't have to do any decorating there.

    Prune the tree.
    Put in the description something like Garden Flat and make sure that it's written into the particulars that it's not shared.
    Either rearrange the furniture in the living room so that it all fits in or take away some of the chairs from around the table so that it's pushed into the corner with just 2 chairs around it and move the comfy chairs back so that it's not so squished.
    Get a better picture of the bedroom, maybe one that shows the built-in wardrobe and not the one you'll be taking with you!

    There are 2 parking spaces? This isn't obvious at all from the details and where are they, it doesn't look as if they are at the front of the house. I know it's a bit weird, but maybe taking a photo of them will show the people like me that you have somewhere to put your cars.
    The garden looks as if it's not overlooked at all, try and show this in the second picture of the garden, maybe angle it to show where the house is in regards to the garden?

    Maybe get a couple more EAs round and see what they think?

    On the EA/photographer's report card, I would write "Must try harder"

    The photos have the look of 'stand in the doorway and click' about them. They're also too dark.

    Individually;

    1. The road obviously falls away from the front of the house, so the photographer needs a higher vantage point - stepladder, stepstool, upstairs window of house opposite - so that he gets a straight on viewpoint. can you trim any of the bushes or trees so that we can see the house?

    3. The kitchen looks dark, and could be brighter. Switch the lights on, use the flash, and for *** sake, get into the room so that the door frame isn't creeping in at the right, and the light fitting isn't creeping into top of frame.....

    4. Needs another angle that doesn't show the side of the wooden unit to the left, and half a dining table to the right.

    7. Again, the door frame etc creeping in at the edge. New angle required.

    I have had my house on the market for 15 months and have reduced the price by 25k in all (started at 150k, 4 bed semi, corner plot, new kitchen etc). Since January I have had one viewer. I'm now going down the quick sale for cash route, as it's not a lot less than the current price with estate agents and it costs me nothing at all.

    I think the pictures are a bit dark and they are taken at weird angles - they make the rooms look a lot smaller than they are (looking at the floorplan they're a really good size!) Maybe get some new ones done? Also one of each bedroom, I like to see the second bedroom as well when looking on Rightmove.
