Agree that I wasn't sure if the garden was shared or not. Ditto the parking spaces-in a flat, isn't the key word "allocated"? Or "private"? Anyway, I was wondering whether you had to fight for a space if next door had a visitor.import this0

Leeds is a lovely village, but I think your listing is terrible. The photos are awful - the kitchen looks like a dungeon (very badly lit) photo 8 is just weird, and the living room looks very over-crowded. And the photo of the front is at a daft angle.
As others have said, the listing should be clear about the garden and parking, too. Give your EA a kick up the bum....much enquiry having been made concerning a gentleman, who had quitted a company where Johnson was, and no information being obtained; at last Johnson observed, that 'he did not care to speak ill of any man behind his back, but he believed the gentleman was an attorney'.0 -

No it's 100% about the price. If your not getting viewings then you either need to either improve the house to meet the price or drop the price to meet the house.
As you say things are quite you need to be cheaper/better than similar in the area, being the same price and standard is no good with so few buyers.Debt Is Slavery.0 -
My first thoughts
Picture 1 - Lovely greenery...I like that.
Picture 2 - Gorgeous garden, lots of scope for landscaping/kids playing/making a haven of tranquility...but is it shared? I think a note needs to be put in saying that it is sole use.
Picture 3 - Nice modern kitchen but a little dark and the photograph is poorly done.
Picture 4 - Nice and clean but again, the photography lets it down as it makes it appear it is teeny tiny which, when looking at the floor plan, it very clearly isn't.
Picture 5 - Very poorly photographed, it took me a while to work out what the blooming hell it was of! Shows absolutely nothing of the size of the room, the space...apart from the wardrobe!
Picture 6 - Nice, clean, modern looking bathroom suite but by goodness, the photographer was not having a good day was he? Way too dark
Picture 7 - Another shot of the lovely garden.
I think the pictures let you down badly as it does not represent your property in a good light which may put people off. Another little bugbear of mine (and I may be the odd one out here), I like an each room description in the particulars rather than just a floor plan..to me, a brief introduction with no room details and a quickly added floorplan just speaks to me as a rush job with no care taken but then I am a bit weird.
As to the other link given, I think I would prefer to pay 7.5k more for the OP's property...much nicer, more modern and less money (if any money), needed to bring it up to standard.We made it! All three boys have graduated, it's been hard work but it shows there is a possibility of a chance of normal (ish) life after a diagnosis (or two) of ASD. It's not been the easiest route but I am so glad I ignored everything and everyone and did my own therapies with them.
Eldests' EDS diagnosis 4.5.10, mine 13.1.11 eekk - now having fun and games as a wheelchair user.0 -

It's not 100% always down to price. I took a property on that had been with Palmer Snell (Countrywide) for 12 weeks with hardly a sniff, redid the details (it was a great flat and they made it look awful) and had it sale agreed in exactly 7 days.
I have also taken property on that had rubbish details in a similar scenario and ended up having to drop the price.I'm an estate agent. :j0 -

I am looking to buy a property myself in the broad area, and as a prospective buyer this is my view:
Positives:
1. Lease and rates mentioned - I like it
2.Floor plan included
Negatives:
1. Where are the 2 parking space, close by a or far off?
2. Pic 1 - cant really see the building
pic 2 - Looks like a runway in your backyard, personally the garden is too long in that view (make it look proportional)
pic3 - Kitchen looks like it could hold another runway for a light aircraft - proportion please, bad lens usage - To me I get the perception vendor is trying to "cheat" with camera tricks + see garden comment
pic 4- very squashed angle, doesn't show full view
pic5 - 1/2 the bedroom is missing
pic 6 - Looks OK, but no mirror, does anyone shave in this place or look when they wash?
pic 7 - A much better view of the runway garden.
Please don't take offence, but for these reasons I won't view and the next one is the price, I would think (I dont know the area well) but guess I would personally pay £110K or slightly more for it, but then that's what I am willing to pay.
