At what point does a guest turn into a tenant?

""he seems to be fixated on harassing me out of the property now."" - with your attitude i am not at all surprised...
a tenancy is not a game... nor a battle..
there are clearly breaches of the tenancy goingon.. and a LL can issue you with a S21 if he chooses.. if you want to be evicted then just carry on behaving like this...
Once again Clutton, read what I have previously written.
All of my actions and enquiries are as a response to my landlord harassing me!
Stop trolling my threads lol0 -
i have no interest whatsoever in reading any of your other threads.. nor have i done so....
if there were not excess people living in the house the LL would have no cause to contact you ...
maybe this is OPs girlfriend living there.... under the guise of "i have a friend......" which we see here from time to time.....0 -
If this was the LL putting too many people in a house he would be in hot water with the council, fire dept etc. Maybe his just trying to protect himself from possible action.
If LL can't house a set number of people what makes you think you can?
The rules are put in place to protect the tenant i.e. you!0 -
blackshirtuk raises an extremely good point.... a LL who has more than 2 unrelated people living in the same property is deemed to be running a HMO and different rules apply both by the council and by the LLs insurers.....0

its an old chinese proverb along the lines of guests and fish smell after 3 days. Its saying after 3-days the stay isnt welcome.0 -
Some odd responses on this thread. Where is the breach of tenancy? She obviously doesn't live there. I'd be pretty annoyed if our landlord tried to tell us we couldn't have guests to stay. Likewise I couldn't give a flying monkey's if our tenants (we are landlords too) had a regular guest to stay.0

the breach of tenancy appears to be that there are more people living in this property than are on the tenancy agreement....0

Personally, stepping away from the law of which I know nothing, and renting likewise, I feel that to stay over at someone's house 4-6 nights a week, every week, is doing much more than being a visitor.
It sounds more like she has in effect two homes, one the place she rents, and one hte place you rent, and as such I agree with teh landlord that it's not acceptable.
A guest doesn;t spend the majority of their time at the place they are visiting, IMO.:cool: DFW Nerd Club member 023...DFD 9.2.2007 :cool::heartpuls married 21 6 08 :A Angel babies' birth dates 3.10.08 * 4.3.11 * 11.11.11 * 17.3.12 * 2.7.12 :heart2: My live baby's birth date 22 7 09 :heart2: I'm due another baby at the end of July 2014! :j

Not acceptable?? What on earth? Clearly this is not her main residence, therefore the landlord shouldn't have any further say in it? If my landlord started having words about my boyfriend I'm sure I'd tell them where to shove it....Sealed Pot Challenge #239

So a LL rents a house to 5 students but you think it is perfectly acceptable for each tenant to have their boyfriend/girlfreind ;iving there therefore 10 people.!
The wear and tear on all fixtures and fittings would be double what the landlord would have budgeted for.
The council would not allow LL to rent to so many people without complying to a different set of legislation which is designed to protect the tenant.
Would you hire a car and expect to seat 8 instead of 4? , do you not think the police would have something to say!!0
