    Many bits seem rather lack luster.

    Many typical things seem to be flagged up ie old wiring in need of modern fuse box.

    Other more major things seem to have been flagged up also.

    If you wanted a full survey this is what you should have had done.

    A home buyers report will only highlight areas the surveyor thinks you need to look at more deeply. A homebuyers report is a non invasive inspection of a house, they do not move, lift or damage anything.

    A full survey is invasive and can involve minor damage to a property, it is also much more binding on a surveyor if you later find a major fault.

    Agreed.

    Homebuyers reports are a waste of time and money.

    I have had basic valuations come back with more info than a homebuyers report.

    Definitely get a full survey done by a recommended/reputable company.

    Worth a few hundred quid in the grand scheme of things

    Difficult to list but:

    Wiring old.
    Boiler needs checking by certified blah.
    Potential Rising damp.
    Lead piping coming into the property.

    I have had my full mortgage offer just today and the seller is urging me to complete as soon as possible, ive instructed surveyor to do the searches.
    I went around this evening and smelled gas both where the gas valve was and next to the boiler which is worrying me. Also took some pictures of the offending cupboard. Time to get a someone who knows what they are doing for a look ?

    Think i shall ring around some local electricians and gas people and see what the case is and maybe get a few to go out.

    I bet she is scared the gas man will cut the supply off if found to be dangerous.

    It is the gas meter and supply pipes not a valve btw. :cool:


    I hope you can get a gas man in quick to check it. What about british gas?

    I now own this property and have been living here for 6 months..... There was a gas leak which was missed by the first gas man. Got someone else to have a look when I moved and and there were around 3 places where the gas was leaking leading to a smell.

    Ended up having to get a new boiler in the end because the old one was knackered.....
