Offer placed and declined. Advice needed!

I am currently interested in purchasing a house with an asking price of £100k ( dropped from 110k ). I have a solicitor and a Slip of paper provided by HSBC saying they would be happy to lend me x amount on condition of being able to prove what i said to them.

I just made an offer of £90k, which i got the response that they were looking a bit closer to the asking price and i was asked if i could go any closer to the asking price at which point i said i needed to talk to my girlfriend and get back to them!

They seem keen to sell and have another place lined up subject to accepting an offer on there own property.

So how should I approach this? Should i increase my asking price by minor amount or a larger amount? Any advice is appreciated! I am a first time buyer in a reasonable position to buy with a monthly contract on my current rented property and no silly chains and a 15k deposit.. Myself and my partner both have full time jobs

    Offer what you feel the property is worth.

    Adding £5k is a bit obvious. £4k might seem like you've thought about it a bit...then £2k as a final go, if need be...?

    Assuming you think its worth it, have compared to similar properties around etc.

    I increased it by 3k up to 93k, we shall wait and see. Properties in this area tend to go for 85-100 depending on type. But this particular one is a detached property which are pretty rare. We shall see.... now waiting on response anxious times.

    You could always throw in a £94,775.00 offer, makes it look like your scraping as much as you can together.

    It is hard holding your nerve in times like this - but you are in a good position so sit tight. Don't feel you have to rush in with another offer if they reject this one - play it cool for a few days. Good luck :-)

    Very normal, hold tight. Probably means they're working out if they can afford to accept the offer.

    They might have to get hold of the other half to discuss a potential counter-offer (or acceptance).
