    Considering how unique the house is ( detached in this area are practically unheard of ) and how much we want it we are going to go back with a 95k offer or some figure close to that in the next day orso.

    Offer £95,500 final offer and make sure you mention all the plus points about solicitor and that piece of paper.

    Offered 95k they accepted on the condition that they cannot further drop if the survey brings up any issues. Gonna ask them to fix any relatively minor problems with the house if they are brought up and then accept it.

    Or should i be a bit weary?

    If they have said they wont drop further if the survey shows up any problems I think they are expecting something to show up.

    I would commission a homebuyer report or full structural report rather than the basic vaulation for mortgage purposes because of this.

    If it does show up any problems then do what you said, accept there is no further negiotiation and insist they fix the problem before exchange. If they dont like that then further negotiation will be back on!

    Remember, you do not have to complete the purchase if you have not exchanged contracts so dont be afraid to pull out if the survey does reveal something bad

    I was always planning to do Home Buyers survey anyway. Full structural is overkill i believe considering the size of the property and from what i have read.

    Just be warned that a Homebuyers Report is always frightening on first sight. To cover themselves from any future liability the surveyors report every minor problem or potential risk (even "you should get the paint checked for asbestos"). Mine was littered with warnings but then in the conclusion it said "very nice house and worth the money"

    Just sit down with a strong cup of tea and read it carefully before panicking .

    There are many points in my homebuyers report which are not too clear. Almost as if the surveyor hasn't checked these things properly, i am going to email or ring to find exact details. But if these questions are not answered properly do i have any grounds for a second survey or some sort of refund...?

    Many bits seem rather lack luster.

    Many typical things seem to be flagged up ie old wiring in need of modern fuse box.

    Other more major things seem to have been flagged up also.
