hello all, just a quick query
i am in private rented housing, i pay my rent everymonth on the 23rd, i have been given a section 21 by my LL and i have to be out by Sept 13th, are these dates right, i've been reading up on it but tbh i find it all very confusing.

Without seeing a thing ... the S21 wouldn't even take effect until the next rent date, so you'd have to be out by 22 September.
However, if you tell them this, then it gives them time still to issue another one in time.
If you do nothing, then if you're still there on 23rd September you could just say "Ah, that, it was illegal/wrong. Thought you knew that"... and in any case they can't just turn up, come in and turf you out. They'd still need to go to court etc etc, which might add another 1-2 months.
What do YOU want out of this? Obviously they want you to leave, but what suits you best, because you can't escape the inevitable forever?0 -

When you initial fixed term contract ran out, did you sign another? Have you continued to sign contracts (ie 6, 12 months whatever), or are you now on a (rolling) periodic contract?
If periodic, and assuming you pay rent monthly, the LL has to give you 2 months notice to end on 22nd.
So you cannot be asked to leave before 22nd September and the S21 you have received is invalid.0 -

Read your original rental agreement to ensure they've got their dates correct. If you moved into the property on the 23rd of the month and pay your rent calender-monthly on the 23rd I suspect they may not have. Mention nothing to them about the dates on the S21 until after the 23rd of July. They should have given you at least two months notice coinciding with the rent-day and if they got the dates wrong they will have to reissue the notice. Hey presto! You might get yourself another month to plan your onward move.0

i signed an assured shorthold tennancy in 2006, never signed anything else since but i do remember him saying i was on a rolling contract,
i dont want to mess him about as he has been very good to me and has told me if he has anymore properties come up i could have one without hesitation. as far as LL goes he's great. Just can do without the hassle of moving!Skint, but happy (ish):p0 -

getting my dates confused here, although it shouldnt make any difference i don't think,
i moved in in 2007, not 2006 (oops)
the contract started on 22-06-07, i moved in the following day, 23-06-07, my rent is paid on the 23rd of every month.Skint, but happy (ish):p0
