The price is perfect for the property, in fact I'd go as far as saying it's a bargain. If you'd like, I can log in to rightmove on the company account tomorrow, and pull off what we call a best price guide; showing you similar properties in the area and what they've sold for previously. It might be worth changing agents or going on what is known as a multi-agency contract. But yes, dropping the price can never hurt. Also ask your agents about an open day if you'd be willing to do that: they should advertise it on rightmove and in the local paper for no extra cost, all you have to do is stay in for a few hours on a saturday or a sunday, and have an "open door" as it were. Don't be alone in the property, and your agents should provide you with paperwork to record details of all visitors so that they can then chase them for feedback. Good luck!0 -

Wow. Your 'professional' approach to a house that doesn't sell, isn't to apply yourself to the task, nor to step up your efforts, but to shift the responsibility onto the client to sell their own house, and find their own 'security detail' ....

We have so many properties on the market and so little staff that, in our agency, that is the only option we can offer. It's not getting the clients to sell their own property - its allowing members of the public who are interested to have a few hours to really appreciate the property, we do all the chasing after the open day, and it's a very effective way of getting offers in, we've found.
Are you the type of person who rings after a week asking why we haven't been in the streets with your property on a large picket board shouting that it's fantastic and that people would be honoured to live there?0 -
Do these stats suggest the market is slow or would repricing help to get some people through the door?
You could drop it to £200k, it's a nice number for people to search for houses on, they probably won't search for 210k if they are looking for houses up to 200k. If you want to still try achieve more than 200k then you could always say offers in excess of.
I did something similar with my house last week and the number of searches/details looked at doubled this week in the report so more people were seeing the house details.
(not that it's got any more people through the door, but it might for you).
Oh and, your house is nice, and would be perfect for what I'm looking for except it's in Newport, if you could just move it to the edge of Newport, maybe towards Cardiff, and then get someone to buy my house then I'd be interested0 -
