Maybe you should demolish the house and turn it into a 6 bed mansion, that'll get the viewers in at that price! To be honest I think people are being really nitpicky here.

They are nice photos, show a decent number of rooms, its well presented - If i was looking for a house in NI at that price, I would give it a viewing.

I don't like the pic off the front off the house .
Three windows and all the blinds in different positions (picky I know )
still no pics off the dining room or bathroom .
As you know marching season and the holidays are upon us ,making it more difficult to get viewings .
To be honest I think buyers are holding off to see how low prices wil go .
As you know prices in NI went very high in 2006/7 and they have had to fall

I would put a picture of the bathroom in. It may be quite small but it is better if people have seen this before they turn up.

If I viewed a house and hadn't seen the bathroom picture I would be expecting the worst where if I had seen the picture and new it was quite small it wouldn't be so much of a shock.

In fact the house I have bought has a small bathroom which fits a bath, Loo and basin and nothing else, the other rooms are all large though.

I was going to tidy up the babys room and the agent said dont worry its fine

When I was selling my house the agent's lacky suddenly turned up to take photos.

The house was luckily in a reasonable state, but I did have several full black bags of old clothes sitting in the corner of the dining room. I was astonished when as I was about to move them for the photo that agent said to leave them there as gave a lived in look.

Of course I didn't listen to him and moved the black bags so they were not in the photo. Some agents have no clue.

The house didn't sell that time. The next time, the new agent was very careful when taking the photos and move things in the room for a better effect.

how does the asking price compare with the rateable value .
I ask because many houses are now nearer the rateable value price .

I don't think there is anything seriously wrong with the presentation - certainly not enough wrong to explain only 4 viewings in 10 months, if as you say the price is pretty low. Are many houses selling in your area, at all? I couldn't find any details of sold houses in you area, but I did see that house prices are still falling quite sharply in NI, perhaps in line with the republic. If prices are seen to be dropping, it obviously tends to put off buyers. So, you may be doing nothing wrong at all, and perhaps it's just a difficult market to sell in? Can I ask whether you are selling to trade up, or down, or sideways? It seems a very nice house, and it doesn't look expensive in comparison with other houses on the market in your area, although of course you need to compare with the prices houses sold at.
No reliance should be placed on the above! Absolutely none, do you hear?

If there was no pic of dining room would you not view even if it said there was one in brochure?

I might view, but I'd rather see a floor plan. I viewed everything in our price range, but then I don't work so it was easy to do in the week, if I worked i'd be more selective. thing is, with your house there are so many pics it seems weird for there not to be one of hte dining room.

Here, agents show pics of living rooms, kitchens and dining rooms, also gardens, but never bathrooms or bedrooms for some reason.

As for my previous comment about the TV, I could see where it was in the room, it just looks like everyone has to crane their heads to see it, so maybe a pic from a different angle might make the room look a bit more usable.

I wasn't picking, just trying to help you as you posted asking opinions.

Just looked it up, rateable value is £120,000

If you want it sold, thats about where the prices are at the moment for properties that are selling. If you don't need to sell, I'd stay put.

On the pics front, I think they certainly look fine, additional pics of the dining and bathroom would be a good idea, but the house looks cared for and up to date, so they wouldn't put me off viewing if I was buying in that area. Good luck with your sale.

    Cheers, Des.
