I am another idiot who fell for the scam. We need collective action against BM. My advice is for us all to contact Consumer Direct to "Report a Scam", either online or phone 08454 04 05 06. Act fast.

Do you legally own the land you paid for?
If yes, in what sense is it a scam, apart from the fact you paid too much?Been away for a while.0 -

Indeed, if the folks above have handed over money, and BMG have handed over title to the land, then what's the 'fraud'?0 -

A good point that nobody seems to want to answer.0 -
Thanks to Users for this information.I nearly bought 300sq.ft of the L shaped plot in Dumbarton but said "No" yesterday.Today I received a phone call from Harry at Browne Mackenzie offering to reduce the price by £300.One of their worrying suggestions is you cash in your ISA to provide the purchase price." Well out of it!
300 sq ft? Is that the sort of plot size involved? Does the mythical potential planning permission come with TARDIS abilities so you can fit a house in it?IANAL etc.0 -

Did people say it's a fraud? In general, these guys grossly overstate the likelihood of getting planning permission. I suspect also that they say much more than they put in writing.
I am not aware that there have been any successful prosecutions for fraud. That doesn't mean that the whole thing isn't a scam.
Bear in mind that I am talking about land-bankers in general, not BMG.No reliance should be placed on the above! Absolutely none, do you hear?0 -
I can't imagine ever spending thousands buying land for development without doing searches, or phoning the local authority planning department to find out the chances of planning ever being granted in that location. If you want land with hope value, there is plenty available through auctions and agents for a fraction of the price.
If anything, such schemes can only alert local residents and councillors that the area is under threat from speculators. That was certainly the case round my way. In the unlikely event of planning being granted for one of these schemes, would the greedy scam victims be demanding Brown Mackenzie refund their investments, and offering to return the profits?Been away for a while.0 -

Certain natural justice though, the only people that get scammed are the ones that expect to get a lot of money by doing nothing.0
