Doesn't exchange of contract refer to actual house buying? The conditions of the offer should refer to the offer, and not the actual transfer of the ownership of the house.
Probably a grey area in legal world? As I said before there is no harm in writing a formal offer I dont think..
I am really confused as to why you keep saying this. Others have told you and I have related my own personal experience of this and yet you still think it has some legal implication.0 -

Others have already covered this above, but in simple terms no it isn't a grey area0 -
As an update, I've instructed a solicitor and also submitted my full mortgage application, including paying the valuation fees (I'm using the bank's surveyors for the survey). The EA knows about this and has my solicitior details. I had the offer letter through yesterday confirming acceptance of my offer.
I'm a lot more confident about this now. Thanks for all your input.0 -
Make sure the vendor knows you are proceeding.
There's nothing worse than silence, and you could lose the property if they lack confidence.
