  • I have used both high street lawyers and cpl

and i have to say, yes cpl do take longer, and it did annoy me, but they do a much better job than local law firms, and the reason cpl take longer, they do a real job, they dont over look things.

i purchased a house 5 years ago via a high street lawyer, and it took 4 weeks.... i sold it 2 years ago, and it took 12 weeks, because of all the problems my old lawyer missed! i had to pay for insurance policys and all manner of things.. i have just purchased with CPL, and it took 11 weeks but they pulled every little issue apart and fixed it...

Yes their call centre staff are poor, but i just demanded to speak to the lawyer.

if it took 15 weeks + to get the house i would rather that than it is rushed and mistakes happen like with local lawyers.

remember CPL are bulk convayancors, and for them to make money they need to turn things around as quick as they can, so they wont "stall" as this means they make less money..

yes it took longer than i wanted, but i was not buying a tshirt, i was buying a house!

stop ya moaning and think yaself lucky they are doing a good job! most lawyers dont

…They also farm work out to O'Neill Patient, RTL and Premier Property Lawyers, who I must say, although dreadful, are miles better than CPL…
I can’t agree at all concerning Premier Property Lawyers. To date they have been truly excellent for us. Far far far exceeding the High Street solicitors who we’ve more than once found to be time wasting apathetic scoundrels.

I have to agree however that any company with Countrywide in their name is to be avoided. Miller Countrywide stand up and take a bow…

Timmyt - keep it up with the turd polishing for the High Street! One day we’ll be convinced!

    not…

Visiting my mother earlier, I checked the paperwork, and you're quite right - they do describe themselves as conveyancing lawyers: it was the frequent use of the word "solicitor" in their correspondence that I must have confabulated.

Got to say, though, DanielJack, you seem very keen on them indeed...
  • Well we are now considering taking legal action against them as they are rubbish through and through..Last week my husband got a call from them we are exchanging this week well it never happend as my cash buyer has gone on his holidays till the 25th as he was fed up of waiting and they never even bothered to find out before they told us they were exchanging. the people i am buying off are moving to a empty house and they are stressed as they wanted to get settled before the kids went to school..
And as for the estate agents well they have sacked two in their as they were not doing their jobs right.
I am living at the daughters the house is all packed up as the estate agents told us they wanted it completed and us out by 30th july or else we would have to pay our cash buyer rent grrrrrrrrrrrrrrr every time you phone you get fobbed off well they had better have everything in place by the 25th and exchange and complete in one day or else we will really complain loud.and so will teh people we are buying from.
Last time we bought a house it went through easy and fast using your move lawyers wish we had used them again..

  • i AM SOOOOOOOOOO fed up of Countrywide solicitors they have just decided they need to find out if our extension had planning permission which could take up to 10 more days and i dont think it had as it was only 12 feet long it was built before we bought the property.and if it hasnt got permission then they need to set a insurance against it more delay..
So its taken them approx 14 weeks to decide to do it !!!Great joy it means we will be living out of suitcases and boxes for another 2 weeks .They really need to get their act together and they dont deserve any customers we have been lied to fobbed off and pushed from pillar to post so sick of them i wish i had read about them before i went and bought a house and used the estate agents solicitors without thinking about the situation.Or even asked around how naive can i be..
They should be exposed on television and in the newspapers to make people aware of the bunch of cowboys they are.

  • In the past ive had experience of Countrywide.

You never speak to the same person twice. No one spends more than 2 minutes on your file, and to be frank, they cant be ***** because someone else will answer your call next time you ring (that would explain the many empty promises that wind their customers up).

They are that bad, that when we recently sold our house we delibrately did not sell via an EA that used them, and i have not looked at properties for sale with the same EA as I know the vendor will be tied in to countrywide and i want to avoid them like the plague.

The endurance of months and months of serious stress aint worth it.

  • Hi Wyleflower, if you dont have the permission and it was over 6 years ago (and no further alterations have been made) from when it was built then enforcement action would have already been taken or a stop placed on the search. If the search come up normal then obviously no enforcment action is currently in place.

Therefore the actual planning permission document is not really required for the sale to go through as it is in a word, a bit of a useless document.

But if it is still needed, then i would suggest that the other party should obtain it at their expense, as it isnt needed.

but i dont 'spose CW would tell u that..... sigh.

Think it was built in 2005 and nothing extra has been added to it i am sooooooooooo stressed now in todays paper it says the average house takes 8.7 weeks to go through what a joke mine is about 14 weeks now.
Next week we are going to have to get a serious push on them as its way past a joke my cash buyer returns from his holiday on wednesday and its still not completed and i am fed up of living out a suitcase.
we are going to write a list tommorow of everyone we can push and push we will..
